I didn't realize that post owned this! I wonder why they haven't converted it yet into residential. that would be a great building I think for it.

Post is divesting many of their Texas assets (over concentrated after their acquisition of a Dallas-based REIT). They aren't doing anymore developing. But someone should. |

Let me be clear. They are finished developing and purchasing in Texas, as their portfolio is over-concentrated with Texas assets. I'm sure they will develop Texas again at some point, but probably not for a few years. |

![]() 1604 Main Street Description 1604 Main Street is located on the south side of Main Street, between Akard and Ervay Streets, just 50 feet from the Flagship Neiman Marcus department store in downtown Dallas. The building of eight stories plus a basement has 55,070 square feet of area, and was constructed in 1912. Architectural details include a limestone or cast stone facade, with art deco details on the roof parapet and spandrel panels. Later remodeled, granite panels were added on the walls at the entry. Improvements Plans call for for an historic, adaptive re-use from an office building to a condominium project of 21 units above ground-floor retail. Land 0.1756 acres (7,650 square feet), rectangular lot with 76.5 by 100 feet dimensions. According to its DallasCAD listing, it's only eight stories, and was constructed in 1914. Looks like its in pretty rough shape, too.

That interior shot is interesting. I've seen chandeliers like that on Ebay. I wonder what the purpose of replacing windows with doors to no where is?

That is one thing that I heard from a lady in my front office, which is a post property, of my old apartment. Now when I went to go look for new apartment, I was staying with post, I had asked about this building. The guy said that he doesnt know of any undeveloped property Post is holding on to or even had. He only knew of properties that had been built, and he sits in meetings about what post is planning on doing in Dallas. So who knows. Things are always fishy until something is written in stone.
The conversation that accord when I found out that Post supposively owns that building, surrounded around post exploring properties it owns to be converted into "for sale" condos. This was one of the properties she mentioned they thought about, but Post had no plans at that time to do anything in Dallas other then convert Block 588. I got this from the Westmount Realty Capital, LLC website. They also show some other properties in Downtown too. Like 1417-19 and 1503 Commerce Street, I like the plans for the Commerce St. project.

Westmount owns that building and, yes, the door used to go to a fire escape that was hidden by a stand-out metal retail facade put up in the 1950s and thankfully torn off.

Me too, I wondered when someone would redo the building. Kind of stuck out like a sore thumb but will make a another nice addition to DT and clean up a useable eyesore.. |

After taking a walk yesterday, and surveying all the activity on Main Street, I began wondering about the history of 1604 Main.
I logged into the DMN archive at the library's website (thnx for the tip, Sportscaster!)... The building was developed by a person named Guy Sumpter. Therefore, it was originally called the "Sumpter Building." It was utilized as office space with ground floor retail. The architect was C.D. Hill of Dallas. The first pic below is the rendering that was printed in the DMN in March of 1912. The 2nd was a construction shot that was taken on January 1, 1913. As you can see, it was originally more ornate than we see today. Subsequently, it became known as the "Central Bank Building", and also the "Great National Life Building." The ground floor retail tenant was usually some type of clothing store. For several years, it was used as an outlet store for E. M. Kahn, and known as "E. M. Kahn Uptown"... I couldn't locate information about when it was reskinned. I attached two pics from my walk yesterday, including a close-up of the facade. What would you guys guess, probably reskinned in the late 1930s or early 1940s? Anyone have any updates on the building? I've always wondered if this one and the Praetorian are suffering from a lack of attached, dedicated parking facilities... |

^Oh, by the way, if you look at the rendering from 1912 (first pic attached to my posting above), you can see the Linz building next door... the new facade on the Linz does look identical to the original...

1604 main street
I have walked home by this building every day for the past few months and I am wondering if anyone has heard about it being rehabbed? It is a nice looking building and seems like it would be an ideal candidate to be rehabbed, I don't understand why it's still sitting untouched, with the exception of the Obar located at the bottom of it...maybe the hamilton bros have looked into it?

Well... the building between this one and the Joule was being boarded up from top to bottom and workers were spray painting it purple today... it looks kinda cool, but i guess they are working on the facade of the building while the purple barrier is up...

Something is going on at 1604 Main Street the doors were wide open today with a construction type dumpster parked in front of the building on the street. I saw no one going in and out but the inside looked absolutely terrible. I am guessing any renovation of the building would be a demo of everything to a shell.

Maybe they are just trying to keep Tom Leppert at bay by cleaning the building up a bit. The company who owns 1602 building and the Obar building next to it just made quite a bit of money off the sale of Riverside Commons in Irving to RIM.
Maybe they are using that new influx of money? |

I kinda figured they are just trying to throw out what they can without doing any sort of re-construction work. I'm sure that building is full of stuff that if a fire were to start there would be plenty of things to burn for days.
I don't honestly believe they are starting some sort of renovation work considering the owners have requested to be able to tear the building down. |

To add to the theory about possible utilization of the historic property I am curious if the same Oil Baron that paid for the Hotel Joule project is or has considered a project to add Hotel Joule Residences.
I am told that he did the Hotel Joule project cause he wanted to partake in the revitalization of Downtown Dallas. Course "he" wouldn't have done it if the numbers didn't look sound. Maybe since "he" paid for that big purple plywood wall that was built before the Grand Opening party of Hotel Joule to cover up the next door buildings "he" was also looking at the viability of such a second phase that would complete that side of Main street and make sure "his" designer hotel was in solid company. These days lots of luxury hotels are adding residences. Might be a project for the future but I am just totally speculating. |

In Austin, similar boutique hotel was scheduled to be build with residences but even there, with a under built market, they still scaled back and cut the residence out because of a lack of demand... Left: Original plan for the Hotel Van Zandt / Right: New plan without residences ![]() Its been scaled back to say the least... I can't imagine Dallas would fair any better anytime soon (ex.: Mandarin Oriental - Dallas Victory Park) But it would be bad ass to see |

Just had to say that 1604 Main has a lot of potential - what a cool building. If someone just power washed the front, put up "paper shades" in all the windows and just emptied the inside of the building of cruft, it'd brighten up the building a ton and I'm sure get the city off their case (if that's happening).

1604 would make a nice condo or hotel conversion. Its renovation would make a big impact on the Main Street Corridor.
Speaking of 1602 next door... since it's only 2 floors and a basement there's not much they could do with it. The basement is already finished out from the ex-OBar. Notice the guy in the doorway looking at me take the photo. The guys working there are wearing paper masks and body suits since that place is nasty inside. Also that dumpster was not full yesterday. So what does all this mean, less to burn down or tear down if they get the permit to tear that building down.

Walking by 1604 tonight I noticed that they have removed the black "false wall" on the right side that was covering the old ground level retail area. I've never seen the old recessed retail space with glass windows. There's even an old rendering of the building in one of the windows, I think.

Yeah they were doing that Wednesday, I took pictures with my iPhone but I forgot to to post them. They are also working on the buildings facing Commerce emptying out trash and such into another dumpster and removing exterior stuff thats not part of the original buildings architecture. They are cleaning up for something and I hope its not demolition that would be just what we need building something up and knock something else down in an economy that wont do much beyond another parking lot. |

the old drawings of the building indicate that the building was a beautiful structure at one time. I'm sure if someone would be willing to invest some time and money in it, it'd make a fabulous residential. All it needs is a parking garage and some TLC.
