    Saks moving to The Domain

    Austin Business Journal
    Tuesday, June 10, 2008 - 11:47 AM CDT

Saks Fifth Avenue is joining the lineup for the next phase of The Domain.

The upscale retailer plans to relocate from its current digs at Arboretum Market and head across MoPac Expressway to the Domain once Endeavor Real Estate Group completes its new section of the mixed-use project in 2011.

Saks will grow its footprint with the move, expanding from 50,000 square feet to 80,000 square feet.

The New York-based retailer joins anchors Nordstrom and Whole Foods Market Inc. in the new phase, which will include another 500,000 square feet of retail and dining, an Aloft hotel and 10 acres of parks.

Saks Chairman and CEO Steve Sadove says the new Austin store will allow the company to expand its merchandise and services "in this important market."

The capmetro commuter line is using existing tracks and will service "burnet" so yes. However it's definitely not a TOD in the sense of Mkbd Station or Park Ln project - because the tracks are still a good walk from the heart of the development.

Also, Nordstrom will be putting a location at The Domain.

Phase I (which is what exists today, Neiman Marcus, Macy's) is only 1/10th of the entire Domain. This is truly a gigantic development.

The picture above is a little misleading. Phase I, and Phase II won't necessarily be integrated that well together. Phase I is high-end retail while Phase II is more moderate income. Additionally, there is a lot of open space inbetween the two phases and I believe power lines running between it. Furthermore, it would be a LONG walk from Neiman Marcus to Dillards...a walk that 99% of the people won't do. In order to integrate these pieces together better, they will need to utilize shuttles, busses, or street cars. I think it's quite likely that you will see some sort of CapMetro bus service that will transport people from the rail stop to the various locales @ the Domain.

Nordstrom and Saks will be closer to Neiman and will probably be integrated pretty well into the existing development.

As for location, The Domain does seem way out there. However, given population trends this is actually a very central location.

It's Austin's version of Dallas' Galleria, geographically speaking.
