    Not as quick as this project is moving. Having a large tenant helps speed up the process. This may have already been in the works long before announcing it.

    Yeah, I'd bet they were quietly working on this one for a good while.

    There was an article mentioning Billingsley's plans 2-3 years ago. Also, mentioned Hall's plans.

    Also picked up some info on this development at the North Texas Commercial Real Estate expo. The tower will look cool at night, Lit from the bottom with the big square on top lit as well. Turns out they have already sold some condos and have not even opened the marketing center yet. Plus plans for three more towers, one 26, one 20 and one 30 and all fronting the Woodall frontage. They had a model of the entire arts district with this tower at one end and Trammell at the other. I like the way the tower looks, especially looking at it from the northeast side.

    I got the entire Billingsly brouchure plus two pics from the Victory packet in one giant PDF that I can't email or pull apart. So I am trying to work around it but not being a computer expert my skills are limited.

    No, it just shows the location of the proposed towers. They all front the Woodall frontage road.

    Maybe it'll be a better release into East Dallas. Where we really need something like this is on the southwest/west side of downtown. Then the skyline wouldn't just fall off.

    Agreed. I love spires, ornamentals, and the like. However, I think it blends better into the eastern side of DTD.

    I *love* ground-level fountains! Just sit back and turn the kids loose.

    How unusual is that parking arrangement? One level below ground, with six more levels at ground level or above, right behind the lobby? I wonder if the spots right off the lobby will be executive parking, or perhaps resident parking?

    Not that anyone should even consider *driving* to downtown for work! There's a perfectly good train line a hundred yards away (and a few feet down...).

    Plenty of retail space there on the ground floor. A perfect building for the district. It's stiyle should fit in, nicely matching the DMA end of Flora without being by any means a direct copy of the style, plus that ground floor retail, and great looking landscaping and fountains etc. -- I'm even happier with the design now.

    the main fountains are both on the same side - from my understanding the fountain can change formations, but at the same time the actual design is still in progress, so we had to render two different versions.

    DALLAS-With dirt work under way, the Billingsley Co. has secured $100 million of construction financing for One Arts Plaza, a class AA mixed-use project that won all nods when 7-Eleven Inc. agreed to a 240,000-sf headquarters lease. The just-signed financing represents 80% of total costs for the first of four buildings planned for the developer's Arts District land.

    Todd A. Armstrong, senior managing director for Holliday Fenoglio Fowler LP's Dallas office, tells GlobeSt.com that the financing closed in 60 days once 7-Eleven said "yes" to the deal. The three-year floater at a sub-200 points over Libor was funded by Guaranty and Wachovia banks, he says.

    "We had a tremendous amount of interest from the lending community given the sponsorship and the lead tenant," says Armstrong, who teamed with HFF managing director Trey Morsbach to arrange financing. Armstrong says the package is a "very traditional construction loan" with "very attractive pricing." Over the years, HFF has packaged $475 million of loans for the Dallas-based developer, Lucy Crow Billingsley

    The 24-story One Arts Plaza, the first Downtown building to go up in 18 years, will have 455,000 sf of office space, 36,972 of street-level retail and 71 condos. The balance of the design by Lionel Morrison of Corgan Associates adds a 30,000-sf entry plaza and 1,118-space, seven-story parking garage. The development site is at the intersection of Routh and Flora streets in the Dallas Arts District on a prized tract owned for decades by the Trammell Crow family. Completion is set for spring 2007.

    Billingsley, like others in the CBD, launched an aggressive campaign lasting about a year to lure 7-Eleven from its long-time headquarters in Cityplace Center at 2711 N. Haskell Ave. When the dust settled on the talks, 7-Eleven agreed to a 15-year lease for 240,000 sf of office space on floors seven through 13 and retail space for a convenience store on the ground floor.

    One Arts Plaza's one-, two- and three-bedroom condos will take up the upper seven floors. Units will range from 1,200 sf to 3,400 sf. The condo component will have a private entrance, rooftop garden and pool and round-the-clock security.

    You can go and dig a humongous hole on the hottest corner of Downtown (well, maybe second, behind Victory), move out tons of rock and move in tons of equipment... and you don't have financing?

    I'm glad this development is happening in the Arts District, however, the design just doesn't do anything for me.

    I'm a big fan of theatrical architecture...I love how bold and grandiose Cityplace is.

    But...tastes change...Cityplace is a child of an early-80s ideal (that crazy skybridge across Central, the twin tower)...things are not so ostentatious now...I am OK with that

    Bigflatclown: Just so you, your team, and 7-11 know, (I don't know how involved you are in the project, but you might want to -- if you agree with my reasoning -- pitch it to the archs) the design for the western front of the building, plaza-level, is a huge weakness. Judging from the renderings, there are no retail entrances along Routh Street. Also, it appears that the first floor is aligned with the plaza.. which appears to be slightly higher than street-level (some stairs, ramp)... which makes it seem even more imposing to pedestrians on Routh Street. No one in the Arts District will know there's anything inside that hidden enclave of a plaza unless they're told so. Who on Earth thought that it would be effective to hide everything? I don't know if there are security concerns or something, but if I was designing a building, I would make sure that every foot of space along any street (that wasn't required for the functionality of the building [fire hookups or whatever]) would be designed to accomodate retail, and in a big, showy way.
