    Does a person actually have to have a job with real income to live there, or does a welfare check count?

    If I were still in my early 20s or a college student, I would've sent in my application asap. I wonder how much the regular rate apartments will go for and what their finish out will look like. From the pictures, I'm not a fan of the corporate office flooring.

    Pricing on the market and 80% units isn't set yet, but you can calculate the price on the 80% units pretty closely from the chart on the previous page. The plan is for the remaining buildings is to use polished concrete as the flooring. We wanted to do that on the West Building (the one we're opening now) but we had some sound transmission issues that we had to address so we couldn't do it. The other buildings have a different type of construction and shouldn't have any sound issues.

    I am thrilled to see this come about. Also wouldn't mind snapping up that $900 penthouse. It's getting more and more interesting downtown. Huzzah!

    My friend is a leasing agent here and says that they have another showing coming up from 1-4pm on Thursday and that leasing has already begun. Forgive me if this was mentioned earlier in the thread.

    I looked through the previous posts and other links and think I have my answer. Is the fourth project the tower at 301 S Harwood or that face is simply the backside of 300 S St. Paul? The Harwood side still has a lot of busted windows, but I think it is a separate building in the complex, owned by the group, with renovation still just in discussion stage.

    Surprisingly they have built some sort of patio at the corner of Harwood and Wood street yet there is no sign that they have started making any progress on the historic buildings 2nd phase yet.

    They have built stairs to the street from Wood street and along Harwood and the handicap ramp seen in the picture below. Plus you will notice they have poured new sidewalks along Wood street and Jackson street as well.

    I was wondering about what was going on here too. I had always assumed that exterior renovations were the final stage of a project... any updates on the interior? it's still completely boarded up

    definitely going to be one of the cooler blocks in downtown.

    The sort of strange order of construction at LSGL has to do (big surprise) with the timing of the various streams of financing. The work around the building in the city right of way is mostly funded through a grant from the North Texas Council of Governments (NTCOG). That money is already in hand so we could go ahead and get that work done (or at least most of it).

    The actual renovation of the remaining buildings is funded through loans from HUD. We're trying to get those closed by April 15. The work on the three remaining buildings should begin either in late April or early May.

    ^ Looking forward to seeing that come along mostly with the Art Deco building. Kills me when I drive by and see someone has thrown a rock through the windows or something. There is some great craftsmanship in the details that can't be recreated today within reasonable costs.

    This is fantastic news that I only hope will be followed by a big Statler Hilton announcement. Main Street and the Farmers Market are growing towards each other, and this will be a critical connecting point.

    I have to admit, I never thought any of this would seriously take off back in 2007 when all the rumors started to fly. Now that it is being worked on and nearing completion, I am excited to see people move back in to DT Dallas. So glad they kept the old buildings instead of knocking them all down. this is the true meaning of being green.

    It's really great to see this block have life again. I love driving by and seeing activity on this once dark corner of downtown. I do think, though, having the exercise machines in the lobby is pretty odd. Also not a fan of the corporate carpeting inside the units, but I guess that goes along with lower-income apartments. I would love to see what the regular market value apartments look like.

    I can give you a bit of a hint there. The second phase will have polished concrete floors, many of the units will have islands in the kitchen and granite countertops. Other than that (and the difference of retrofitting the units into different buildings), there isn't a lot of difference between the first and second phases. The first phase of the building doesn't have concrete floors because the type of construction used in the building is more susceptible to noise problems, so the carpet helps lower sound transmission.

    I agree. When I lived near Farmers Market, I used to walk through the area on my way to work, and the homeless literally used this area as a public toilet. It was disgusting. It's amazing to see it come to life.
