    I completely agree with you, and I would love it if a southlake townsquare type outdoor mall were to open in LC - which I think Waterstreet is aiming to be. However, I don't think the urban population of LC has justified that historically, and only very recently has it started to. Think about how few apartments were around 5 years ago. The only ones that I can think of are the Cabochan (which were under a different name) and those few across the street. They were not able to support the street level retail (dining) on Las Colinas blvd; many food establishments that were once there are now long gone which is surprising given the huge lunch crowd that is around in that area


    I am however DELIGHTED to hear that occupancy rates for residential is at ~95 percent for the high desnity establishments there. I was totally not expecting that.

    ...Now if we can only get the commercial buildings to achieve that (lol).
    Glad to hear that the commons was bought up that place has been looking empty for wayyyy too long. I know that RIM has always had offices there, are they expanding their presence? The article the DFW8 posted made it sound like they bought out the entire complex

    Now that they have reclaimed the 1 acre of land for the Water Street development, the fence is actually starting to come down. Let me repeat, the fence is coming down. To me, this signals that the project is not going to start anytime soon. If it was,I think they'd just leave the fence up. And this is a nice wooden fence with graphics of the project etc... I hope I'm wrong!

    Is it possible the Citadel Group is going to move forward as the new developer? Wasn't it a Gables project earlier?

    I think the Citadel Group is just an architecture firm... From what I gathered Gables hired 4-5 different architecture firms to each design a building. But, I guess there is a chance that Gables will sell the land and someone else will develop it.

    In my venture through Las Colinas today, I have photographic evidence that Water Street may be dead...although I did see a bulldozer filling in more land as I drove by after taking this pic...maybe, maybe not...

    One more random shot from today...in the shopping center near MacArthur and Northgate (Tom Thumb, Wells Fargo, etc.), they have gutted a large portion of the building that has a Sonny Bryan's on the corner and are going to put a Petco in that space. They have recently added the signage area. Not too terribly sure about that choice...I can only imagine the dogs at Petco losing their mind as they smell the barbecue all day

    I'd like to see a full service grocery store within the Las Colinas Urban Center. There seems to be enough residential to support one.

    They certainly have enough space for one, especially on the southern and southeastern part of the urban center...I predict one will get built in that area...the residential numbers will continue to rise and bring the need for an urban grocery that residents can walk to ...

    The Las Colinas/Valley Ranch area is ripe for a Whole Foods or similar. I don't know if the urban center could support one right now, but I could see WF fitting in with the right development eventually.

    I really like how the LC urban center is progressing, however it's really hurting for restaurants and retail. The area feels so empty on the evenings and weekends.

    With the economy rebounding slowly and the completion of the Orange Line, I definitely see all the "proposed" developments (condo towers, more apartments, Water Street, etc.) breaking ground in the next couple years...

    Yeah, it should be interesting...my theory is that the locals here in Las Colinas/Valley Ranch will still gravitate toward Five Guys, maybe trying In-N-Out occasionally...the bigger draw for building an In-N-Out are the many SoCal people who have relocated the the Las Colinas area; from what I've heard, they worship In-N-Out and probably haven't tried Five Guys...hopefully it will even out...you've got the population in the area to support both.

    I always find it funny when people compare LC to SoCal. I've even met an individial who said he moved here from california and wouldn't live anywhere else but downtown Las Colinas... then again, he was the 'captain' of one of the promenade boats, so im not sure how much of a winner he is, but it's still odd to hear that line put out so many times.

    Anyways, I've never actually been to an In-and-Out, but I have a feeling it's not going to be very special. I think that five guys, for a burger joint, is pretty 'cutting edge' with how they let you build your sandwiches

    Funny you guys mention that, but I live in Las Colinas and spend quite some time for business in SoCal.... Las Colinas has a very SoCal feel to me. I ride my bike all over the LC and just love it. The University Hills area is great- older homes with great architecture, homes on hills with amazing views, lush landscaping etc... There's also a number of gated communities with large new homes, you have the Four Seasons Resort, 4 golf courses just in Las Colinas, great parks, a growing retail and restaurant scene... I thought I'd live here a few years and move back to Uptown- but I've really grown to love the LC!

    On another note, the old Republic space which was later turned into Las Colinas Prime is going to be a Sfuzzi... This is the restaurant space that sits on 114- you can currently see some demo work being done on the outside if you drive by.

    Definitely, I'm not saying Las Colinas isn't great (I love it here - my parents live in Hackberry Creek so I have instant access to the macarthur shopping corridor, 635, 114 and 161 - it's unthinkably great, i can be anywhere on the dallas side of the metro within 20 minutes, save for allen outlet mall/stonebriar which would be 25). I just don't see it has having a SoCal feel minus the nice office buildings and random odd palm tree. I'll take it as a compliment for the community though!

    I really think Irving is a premier city. I try and keep up to date with what is going on through the website and the ICTV network on youtube, and I'm really proud of this place. I think Herbert Gates is a great mayor as well, if only a bit too ambitious with some of his proposed plans (city funded entertainment district, etc... but then again, we do have the money for it)

    does anyone know what the occupancy rates are for the apartments in downtown las colinas? I could've sworn that about a year ago someone on the boards said they were at 95 percent but i don't feel like that's right (especially since no new ones have been started in the last year)

    I live in Las Colinas and I can tell you that my complex is about 95%+ occupied. There are very few units available in the downtown Las Colinas area and overall rents are rising. There is a new AMLI complex under construction a few miles away and there are 2 complexes scheduled to get underway soon near the Orange Line just on the other side of NW HWY.

    ^I visited yours about 4 months ago and they were 99% occupied. There were people waiting to tour apartments everywhere we visited in Las Colinas (around the lake).

    That's what is so frustrating about living down here. There is ton of potential for mixed-use with nice retail and good restaurants. I had high hopes for Water Street and still think it would be very successful, but I guess developers and retailers see it otherwise right now! There is just no vision for Las Colinas right now. With the number of new people living in the downtown area I think the canal area is ripe for restaurants. I think if you put a Gloria's, Fireside Pies etc... that people would come.

    Is the AMLI complex you're refering to the one off of Royal between Macarthur and Riverside? Also I'm glad to hear that they're adding more apartments to the central core although I'd like to see those two get built next to the Las Colinas Urban Center station rather than the Convention Center station.

    In other news, apparently the convention center has 24h security because while my friends and I was trying to explore it last night we got kicked off the grounds .

    Yes, that's the complex I'm talking about... Also read that Lincoln is getting ready to start on Phase 2 of the Lincoln at Las Colinas (right on NW HWY).

    I hope those plans can get off the ground once they finish that station...

    There may not be a vision for Las Colinas, but at this point, there may not need to be...with a well-timed Orange Line coinciding with a delayed recovery, I'm thinking Las Colinas will develop itself.

    I've noticed some work being done to the land where the Waterstreet development is located. Anyone know what is going on? I read a statement from a Gables exec. that the construction on Waterstreet would start in the later part of 2011 at the earliest. Anyone have further information on this?

    I think they're just dredging the lake where they put up the wall, but no real construction... I think this deal is dead (as also confirmed to me by someone at the Las Colinas Chamber), otherwise I don't think they would have taken the wall and sign down.

    It's about time for LC to built a high-rise residential tower. The recently completed art-deco, Italian, and traditional-styled low-rise condos look great. I was just hoping that this project would come to fruition.

    ^I really think once the Orange Line starts up through LC, we'll start to see ground breaking on this and other projects. The Vela building will literally be at the Orange Line stop...within the decade, we will probably see Lake Carolyn surrounded by mid-rise and high-rise buildings, finally beginning to realize Carpenter's vision.

    We may really see how well TOD can work once Irving/Las Colinas get an opportunity to exploit it. It may put efforts like Mockingbird Station on the second or third tier. It may not be multiple use per urban vision. Think maybe equivalent of commercial and industrial parks grouped around nodes serviced by shuttle busses.

    ^Quite likely in that manner, indeed. Notsomuch in the manner of Arlington (CO), VAs significant and somewhat overlapping chain of Orange Line density bubbles - but, it can be pretty damn decent in Northern Irving soon. And, methodically continuing over the next 10-15 years. And, some tweaks and fill-ins beyond that. . .

    Keep an eye towards the Downtown Carrollton station and maybe the Trinity Mills station, too. But, over a much longer timeframe. . .

    I was surprised when I saw this headline - I could've sworn that this project was dead and buried once van Duyne took office. One of the pillars of her campaign was opposing this project. I guess they eventually got more (enough) private funding for the city to stomach it. However, if I read that right and we're still paying 170 million, thats quite a bit considering that the total project was initially supposed to be 250mil

    I feel like momentum is starting to build here in The LC! I think it's just a matter of time before the Entertainment Complex gets going. Despite strong opposition from the mayor- the majority of the council seem determined to get this built. I feel like we'll see movement by the end of this year on it. Also, I thought the Water Street development was all but dead. However, I came across this YouTube video that Gables presented to the council just this January. It's scaled down a bit from the original proposal- but I think it looks great! Reminds me a bit of The Shops at Legacy. Enjoy!

    I will definitely be keeping an eye on this development. It reminds me of the Shops at Legacy indeed.

    I love how the architects incorporated the views of Williams Square and the tower across Lake Carolyn into Water Street. The continuation of the Mustangs at Las Colinas is also a nice touch.

    It's funny how the video illustrated Ferraris, an Audi R8, a Bentley Continental GT, and a Maybach. Hope they don't push this to be TOO high-end.

    Looks like a good plan. I like how they integrated the sign into the APM station; the pier is also a nice touch. The only thing that seems a bit weird is that circular drive around the sculpture/fountain; that's a pretty tight space.

    Very happy about this...saw the area that was cleared and filled in for Water Street and it was a little sad. I really feel like we're about to see a Las Colinas renaissance!

    Looking back on that post, it doesn't make much sense...no sure what I was smoking at that point.

    What I was trying to say is that two years ago, I was much happier when the construction wall around the "future" Water Street site was up and dirt was moving (including filling in part of Lake Carolyn). Driving past it a couple days ago, the wall was down, there was no work going on and the lot was overgrown...just happy to hear it is still a possibility.
