    Suburban retail thread

I will kick with this one off with a development I found out last week.

Compusa #500 is closing its door at Plano parkway and 75 all the employee there will lose their jobs. All the merchandise will sent back to Tigerdirect warehouse. The landlord raised rent higher than they wanted to pay. They were going to relocate, but for for now shopper can go to the one near the galleria. Not sure if eventually they will relocate to the area. I will let everyone know If I hear.

I thought so too. But Last week when I was doing a a store visit for Epson at Microcenter. The store manager pulled me aside and asked if i heard about Compusa #500 closing. He had asked me if was one of the stored I called for Epson.
When I said yes, He informed me it was closing. After my visit I went down there and talked to the associates. They apparently hadn't found a location yet. The landlord who owns the strip in told Compusa they had to be out of the building by the end of the month. so they decided to close that location. I have found out they have decided to transfer some of the associates to the newer location near the galleria.
I was told they haven't completely ruled out building another Location in the Frisco/Plano area in the future.
I went by yesterday and took a photo of the location http://www.flickr.com/photos/sdorn/6...in/photostream.
Also the old pier one building next to door to this store now has a verizon store in the building that right half of the building hasn't been occupied yet. The same landowner owns the compusa building owns that two. The same thing happened to to pier one that happened to Compusa, rent went up higher to drive out the retailer. The Pier one location has either relocated or closed.
Here is the photo of that one http://www.flickr.com/photos/sdorn/6...n/photostream/ there is also a link there for the old pier one that was there before it was converted.
Persoanlly I think this guy is courting tenants that will drive steady business to those strips and forcing the slower older tenants out of their location. He has them lined up. he revamps the store, after the old retailers are kicked out. and no time flat the new one come right in. So far it seem to be working. The Verizon store lot is full all the time.
