    White Rock Lake--350 New Apartments Along Bike/Hike Trail on Lawther

    Sounds like a very bad development choice for a very nice location. So many better uses for the site.

    I think it would be nice for them to build a apartments there, as I always welcome TOD around transit stations, but the design is awful. The apartment buildings and parking garage are all merged into one monolithic structure with no room in-between. They should lower the parking requirements, divide this development into three or four blocks, and have any and all parking underground.

    ^ Even if they build up ground level for the apartments, constructing underground parking in a flood plain is neither trivial or inexpensive.

    Typical Texas builder mass crap. I swear, that's all 90% of these dumb 'f's want to build. MAXIMIZE PROFIT--screw the land. How many years before this place is another section 8, run-down crime-invested hell hole in the W.R. Lake Highlands area. No matter how hard the neighborhood groups and the park lovers try to make this beautiful section of the city a natural oasis, Dallas's mindset always comes into play...."TOO MUCH IS NEVER ENOUGH!"

    That area floods a dozen times or more per year. Like....float your car off the road and smash it into a tree kind of flooding. They already quietly chopped down many trees up the DART ROW north of Lawther to work around the tree ordinance.

    Over the past several months the Board of the Merriman Park/University Manor Neighborhood Association along with representatives of University Terrace Neighborhood Association has been watching activity regarding development at Northwest Highway and Lawther.

    There is a current application to rezone the area by Winston Capital. Their plan calls for a five story apartment complex with up to 350 high end units. The first 4 stories would be apartments with the parking garage being on the top, at grade with the DART Station.

    The Board met with Winston Capital a few months back and were briefed on their plans. The concerns that have been raised to date include:

    * Chances for Long Term Success
    * Traffic and Parking
    * Floodplain Issues
    * Green Area Maintenance/Destruction
    * Tax Implications
    * Apartment Density
    * Security
    * Developer History
    * Property Management

    I noticed yesterday that the closed Duncans and mower repair place had a fence around them and a piece of heavy machinery like they were about to start demo.

    The old Centennial is now Liquor Mart, that was quick. The Lakehouse looks packed every night too, which is nice to see. I have not been inside of it yet, maybe more of a bar instead of a restaurant?

    That was my impression. I was there last Tuesday with friends. The food was good, but the menu was limited--mainly sandwiches, salads, and "flatbreads."
