Extremely pleasing to the eye. This area is in need for some revitalization.
I know this project has been under the radar but with the city giving it a thumbs up as they look to get housing credits I went ahead and found a rendering and the website for the project in case it moves forward since its already has TIF money approved as well.

I have to say it seems a little odd architectural style for this area but I can only guess he is playing with the history of the area since as I understand it this area of town used to have mansions that rivaled Swiss Avenue until the Jewish community that built up the area moved to North Dallas and the dozens of mansions were torn down for other development.

^With so much land that is either vacant or in need of revitalization, I would think that this area would be perfect for row homes large enough for families to
move into the city. Maybe it would also create enough density for a traditional grocer to service the Cedars and DT area. Wishful thinking anyway.
Whats a little sad is that the local elementary school that is not far from this site, perfect for walking to school, will be closed next year due to a lack of enough students/funds. Kids will have to be bused to MLK over between 175 and 45. Course we all know there is a lot of issues with the DISD other than just closing nearby schools for lack of funds. Course that's if this project were to get built if this matters that much. At the end of the day though a lack of critical infrastructure like schools ruins chances that stable redevelopment can take root and grow.
it is sad, but at least they say it will be 'moth balled' for five years which means they will still own it and pay to maintain it. If demographics changed within five years they will be ready to reopen. So lets hope it does.

^ Honestly, why is that sad? It's not like there's a shortage of human beings on this planet. And the less kids there are both locally and statewide the lower our taxes and the strain on the environment. So many folks on this board talk about the need for sustainable development and the need to save resources. The most sustainable development is the one that never gets built. The easiest way not to use resources is for there not to be someone to use them. Closing schools due to a lack of demand is a win/win/win for everyone except the teacher's unions.

Has there been a timeline announced for this project? I haven't heard much since it won federal tax credits.

That will be interesting. I am wondering if the CPC will have anything to say about the exterior design in trying to keep the building similar to the original South Side building?
1400 Belleview is 4-5 blocks away. It would be tough to make some kind of aesthetic connection to the Sears warehouse with buildings like DPD, IBM and Beat in the way plus DART Rail cutting through the space. The location is in the middle of a very big field with few buildings on the periphery. Maybe they will look for inspiration from the Quonset huts a few blocks to the NW. Probably few people that drive by have any idea of the rich history in WW2 behind that building type.
haha, that might turn out to be pretty cool....
I doubt any vacant lots will be left after a little while. This side of town is about to turn over, I'm not at all worried that the incoming residential tsunami will diminish the coolness quotient. The Cedars has quietly developed a potent creative force.

Construction began on 1400 Belleview — a mixed-use project at 1414 Belleview St. between Gould and Browder streets — after the development was awarded tax credits by the Texas Department of Housing and Community Affairs last summer.
The public-private partnership with the City of Dallas will bring 164 apartment homes to the Cedars-South Side neighborhood and provide options for mixed-income levels, which are important in rebuilding a community, said Matthews, who is developing the project through an affiliate of Matthews Southwest with Casa Linda Development Corp.
Along with housing, the four-story project includes 7,500 square feet of retail space.
I live 2 blocks from this site and they are making some good progress on the excavation and utilities work. I have lived here for 8.5yrs and its very exciting to see some mixed use development coming into the neighborhood that's not on Lamar. Will try to post photos of the progress over time.
