			<content:encoded><![CDATA[<div>Lindamood  Demolition announced recently, that The la Sombra appartments in Carrollton will be coming  down soon, the apartments built in 1970 take up 94,000 sqaure feet.  Currently the apartment are being cleaned out and asbestos abatement is currently going on. I was able to  go yesterday and take a few photos they can be seen here <a href="http://www.flickr.com/photos/sdorn" target="_blank">http://www.flickr.com/photos/sdorn</a>.<br />
<br />
Hopefully as demolition gets underway  I can grab a couple of photos from the street.<br />
<br />
The city of Carrollton is looking to redevelop the property and the area. Next door the crosby creek apartment are still occupied but hopefully soon those will be demolished too.</div>

This morning we talked to Virgin Hotels CEO Raul Leal (snapped today at the NYU hotel conference) who broke the news they'll do a $200M 300-key hotel in the red hot NoMad area of NY at 29th and Broadway, to deliver in mid-'16. Their first ever hotel is under construction in Chicago, to open mid-'14. They hope to announce locations in Dallas and SF in a couple of months. And he says they are actively scouting locations in LA and DC.<br />

			<content:encoded><![CDATA[<div>In recent months our Steve Brown has written about The Richards Group&#8217;s search for a site for its new HQ &#8212; maybe in Uptown, possibly downtown, probably near Cityplace.<br />

Make that definitely near Cityplace &#8212; on N. Central Expressway at Blackburn Street, to be specific, next to Forest City&#8217;s planned 20-story residential tower in the West Village.<br />
<br />
That&#8217;s according to Assistant City Manager Ryan Evans, who says a memo will be sent to the Dallas City Council tonight concerning incentives the city is offering the advertising-and-marketing agency to build a 250,000-square foot office building on the 2.5-acre site. We called Evans this morning after noticing a very brief mention of it on the agenda for Monday&#8217;s meeting of the council&#8217;s Economic Development Committee, which says only: &#8220;The Richards Group/SBR Real Estate Holdings, LP.&#8221;<br />
<br />
<b>According to Evans, the development will be 15 stories, and is expected to cost $45 million.</b> He says The Richards Group, which has been in its current HQ across from NorthPark Center since 1995, wants the city to help defray some of those costs by offering a 10-year, 50-percent real property tax abatement. Evans will recommend that the council OK the deal, saying that it comes to about $1,795,000 in incentives while the &#8220;net fiscal impact for the city comes to about $4.3 million&#8221; in new tax revenue.<br />
<br />
<b>Evans says the site will house The Richards Group&#8217;s HQ, and that the agency is promising not only to keep its 600 existing employees but add 50 more within the next two years. Evans adds that the development group, consisting of Richards Group namesake Stan Richards and PBRS Development, will put 10,000 square feet of retail and residential on the ground floor of the office building;</b> there will also be a multi-level office structure.<br />
<br />
&#8220;I think this shows the continuation of interest in the downtown area from existing corporations and those looking to come in,&#8221; says Evans, who&#8217;s been brokering the deal with the agency for at least a couple of months. Messages have been left for The Richards Group.<br />
<br />
The city council will vote on the tax abatement at its June 26 meeting.<br />

			<content:encoded><![CDATA[<div>Is anyone else noticing the disconnect between what it happening in the overall uptown Oak Lawn area and this part of Lemmon Ave. still looking like rundown strip centers from the 1970's.  This parcel of road feels beyond ripe for development.  My suggestions are making this a 4 lane boulevard with planted medians and having midrise residential development over retail.  It really is feeling like the ugly stepchild of the overall urban area of Dallas.  Even the other side of the tollway to Love Field is looking more put together and developed.</div>
