:2hello: I am new here and i hope you can help me. I really appreciate your help because I kept searching for answeres :2orbit: but could not find and I am not in Dallas. And if you can provide me with the resources.

my questions are:

about the development:

- what are the average annual vacancy rates and rental square footage rates for retail space, residential space, and commercial office space over the past 10 years?

- What are the different factors (physical, socioeconomic, policy) that might have contributed to these trends or changes?

- Have been there any major shifts in the type of developments found downtown in the past 10 years. If so, what have been the causes? If not, why has the status quo been maintained?

- Which zoning/land use and development regulations have had the most impact in encouraging/discouraging quality redevelopment in your downtown?

- Identify one particular subarea/district within your downtown that faces the most challenges in terms of the quality of its built environment and/or its economic/social stability. Describe what those challenges are and provide a summary of the city’s or DPO’s plans or strategies to overcome those challenges?

- What some of the political and/or policy changes that have affected the development of your downtown in the past 10 years (e.g. eminent domain policy, minimum wage politics/policies, extensive residential demand resulting in a lack of affordable housing, etc.)?

Those interested in the future of downtown Dallas may wanna carve out some time on Friday -- like, all day Friday. Because from 8:30 a.m. to 5:30 p.m., City Hall will play host to a daylong "design charrette" during which city officials; architect Brent Brown, founder of bcWORKSHOP; and folks from San Francisco-based Urban Re:Vision will hash out how to turn a single block of downtown into "the first fully sustainable, urban square block in the United States." Seems a mighty tall order, and it is -- hence, the occasion of a competition that kicks off next month, with details to follow. Though, there is this sneak peek at the participants: Urban Re:Vision "will invite architects and planners from around the world to translate the needs of the Dallas Community into structural designs for the future city block." Update: Just spoke with Ian Bryan of Re:Vision, who says he can't reveal the specific block that will be discussed Friday -- but he does say "it's very central" and currently under contract. Mayor Tom Leppert will announce the location at the beginning of the charrette. Also, as a Friend of Unfair Park notes in the comments, this will not be a public event, but one attended by the folks named above and "community design and urban planning experts from across the nation." But we're going. Live blog? OK then.
