Hillwood is opening apartments next month for rent — but not to smokers.

The 288 luxury units at Monterra Village in North Fort Worth will have leases that require renters to vow that they will not smoke on the property, said Perry Wallace, vice president of multi-family development for Hillwood Properties.

“It’s a healthier place to live,” Wallace said.

Banning smoking may attract renters who are looking for an oasis from the smoke, Wallace said.

It also will keep the property free from cigarette butts and other maintenance issues, including deodorizing the apartment for the next tenant. It could also reduce Hillwood’s insurance costs on the property.

“They have to sign a lease addendum,” Wallace said. “If one of the neighbors smells smoke, we’re not going to place a fine on them. We’ll politely tell them that they are in breach of the lease.”

Smoke-free apartments are more common in California, Wallace said. Hillwood believes this is one of the first in Texas.

Hillwood eventually plans 1,026 units at the southeast corner of North Tarrant Parkway and Interstate 35W. Leasing started less than two weeks ago for the first apartments that will open the first week of March.

The apartments will range from a 750-square-foot, 1-bedroom apartment to a 1,495-square-foot, 3-bedroom. The apartments will start at $950 per month.

The clubhouse will host wine tastings and cooking classes from time to time, Wallace said. There is also a lagoon-like pool, fitness center and lounge area with big-screen televisions.

That's one thing I hate about apartment complexes: all the people coming into my apartment and blowing smoke in my face.

i know, dont you hate how the smoke some how makes it into your apartment? I mean through those walls and your independent AC and solid floor.
