Anybody seen these townhomes? They are at the corner of Fitzhugh and Buena Vista, right along the Katy Trail. If you jog or bike the Katy Trail, you have seen them. They look fantastic. Designed by AIA award-winning architect Ron Wommack. But they start at $940,000. Damn. Wonder how these will sell.

I saw them while running one day. The only reason i remember them specifically is b/c a million dollars is a whole lot of money and they dont seem to be that cool. but maybe they are and what do i know.

During the early construction phase I noticed that the northernmost unit had what must be a wine cellar, basement or storm cellar installed below grade. Maybe about a 12x12 room. Unique for Dallas.
A million dollar price tag seems a bit pricey for the low grade lumber, particle board and low grade plywood being used in the construction.

These are way over priced for that neighborhood... They're surrounded by some crappy townhomes and crappy office buildings.

They had an open house this weekend so I decided to go by and take a look. They are about 30 to 45 days from completion. Kitchens and bathrooms are 95% complete.
While the exterior is cool looking, the interior is pretty plain for a townhome at $300 a foot. I have seen townhomes in Oaklawn for $200 a foot that are nicer.
While they are along the Katy Trail, the neighborhood is not a home run. These are overpriced in a big way.
Last Ron Womack townhome development on Commerce Street failed too. JG Moore at Urban Innovations bought them for nothing from their bank and resold them.

yeah, i jogged by them yesterday. i was surprised they hadn't come down from the $940,000 asking price. i don't think any have sold. the sign said "5" townhomes available. usually, they'll cross it off to show how many are left once a few have sold. they haven't done that here.

For $940,000 you can get a new townhome with a Highland Park address at Knox & Abbott so I wouldn't be surprised if none of these have sold.

Yeah, that's where I started my jog, and I think those townhomes are a much better value. It's a better location - you can crawl to a ton of restaurants and retail. Plus, I would think you get access to the HP school system.

Well Womack's townhomes are a lot bigger at 3,300 square feet plus, but still not worth it.
They claim to have one sold, but i suspect it is Ron Womack's personal residence. His townhome on Gilbert is for sale.
I was disappointed at the finish out. The tile in the bathrooms I saw you can get at Home Depot Expo.

Thats not really saying a bad thing. I got the travertine for my bathroom redo there. Granted I was an ass and went though 3 pallets to pick out the pieces I wanted.

It is only bad if you paid $300+ a foot for townhome. Otherwise it's not bad at all.

Nope, he built himself a new single family house in Oak Lawn at the NE corner of Sylvester & Douglas (http://maps.google.com/maps?ie=UTF8&hl=en&ll=32.806937,-96.820455&spn=0.001964,0.005139&t=h&z=19), two blocks east of the future Market Center Station on the Green Line.
