A friend and I are considering moving there, but I've read some pretty negative reviews online about trash in the halls, broken elevators, and noise levels. Also, the website has pretty high prices listed, but a couple I ran into at a party said that the units were actually going for about a dollar a square foot.
Does anyone here actually live there or have first person experience they could share with me about the living conditions, if Fuse noise is unavoidable at any floor level, and prices?

Your going to have a hard time finding any higher end apartment property that doesn't have trash in the hallways, sorry to say.
It's amazing to me, it's like people think that paying a lot in rent gives means they can trash the place out and have somebody else clean it up. That was the biggest change for me going from renting to owning, when I rented people treated the building like shit, it's so nice to live somewhere where people respect the property.

The real number that matters is occupancy rate, and this building, at 96% is one of the best in the urban core.

What kind of things can I learn knowing the occupancy rate? You said it was at 96%, can you explain what I can differ from this? And also, how did you, and how can I, find out this info for buildings I'm considering moving into?

Personally, I'd look more at lease renewal rates than just occupancy rate. In my opinion, a high occupancy rate simply reflects a good leasing office, it doesn't necessarily have anything to do with resident satisfaction. Renewals, on the other hand, do reflect resident satisfaction, to a certain extent.
As for where to find that information, that I don't know.

I have lived at DPL for almost 2 yrs. I suggest to steer clear of the place. Mgmt has changed like the weather changes. The place gets trashed on the weekends, the security is severely lacking, and no one seems to care. Take a look at how they have the lobby door out to the Browder street mall rigged up. It is really embarrassing. Plus the call box has not worked in over a yr.
I can tell you that I am one of the only residents still in the building since it opened. I have seen many come and go and I will be one that will be going when my lease is up. The comments on the apartment ratings.com site are accurate. The place has horrible leaking issues when it rains. It seems that the terraces were not meant to be terraces and when it rains heavily they gather water and it leaks to the units below. Also, I suggest reviewing the DPD's report on the number of break ins in the parking garage. It will shock you. When you report a car break in the mmgt looks at you like your crazy. They do not even look at the security camera tape which makes one wonder if they even work.
Bottomline, it appears that the owners are spending money on their new project instead of maintaining their existing ones. Take a look at the davis building on apartmentratings.com. You will see the same type of complaints. Good luck on whatever you decide.

I am a little shocked to hear this. The DP&L has one of the highest occupancy rates in DTD, which is one of the better markets. The handful of people I know who have lived there liked it.
As for the bold, I have seen the police reports and that trend is basically the same for all of downtown. DP&L is nothing special here.
EDIT:BTW, I generally avoid ratings sites, as the reviews aren't an accurate sample. As the saying goes, you generally don't hear anything if you are doing the job right, which means if something happens, you rant, if something doesn't you don't.

The occupancy rate is high due to specials that they give to entice you to sign a lease. The renewal rate is very low. Not many renew their leases and the ones that arent wish they could.
The maintenance is horrible. They patch instead of fix, come check out the place, specifically the door to the Browder St Mall. Very emabarrasing to have friends and family over to see that door. Plus, even more embarrassing to make your visitors call you from their cell phone from the street to tell you that they are here to see you because the callbox is broke. The call box has been on the blink for over a year. Again, just my observations as a tenant.
