Along Rambler Rd/Meadow Rd/Treehouse Ln/Manderville Ln, there seems to be about 10 million apartment units missing and only flaty empty land left to replace them. The few buildings that are left look to be gone soon as well. What is going on over there? Does this have anything to do with the shopping center going up behind the art institute or the planned shopping center center at Walnut Hill and 75? Also, does this mean the same thing is in the cards for the Park Lane neighborhood?

It is pretty amazing what is happening there. The topic has been discussed on this forum, previously, it is the Valencia partnership that is building here.. If you look back in the LakeHighlands discussion you will see some plans for what is to come.

That location is just awesome, too. Close to DART, close to Central/75. It's tucked away and will keep it's nice, quiet neighborhood feel with the new development. They're also maintaining a lot of the mature, gorgeous trees along with adding trees to line the streets. Should prove interesting.

I drove thru the area last week. Amazing. Anyone know what that new structure is, maybe five stories or more, east of Central around Meadow?. I noticed it from the freeway.

I believe it's a small, botique type hotel if it's the one I'm thinking. You really should take a 10 min detour and drive through the area.

Someone OT. One of the most impressive trees I've seen around town is in that area. If anyone is ever at the Walnut Hill station, about 1/2 block west of the new (north) parking lot (first street north of Walnut Hill) is a magnificent oak tree that just has to be seen. It's crown covers the entire street.

Anything replacing those apartments is a good thing. Those were some of the most crime-ridden, gang-infested apartments in Vickery Meadow. Good riddance.

BTW, isn't he referencing the Valencia project?

tgirl, So won't the crime activity just move somewhere else instead of stopping?

There is still one or two complexes left, does anyone know the plans for those?

Good point.

They should lock the people in before they demolish them.

Hopefully some of it will go to the 'burbs. If so, mission accomplished (IMO).

Another tidbit about that area that's slightly OT: If you're on the DART rail, look to the west of the tracks just south of Walnut Hill Station (as you are passing Presbyterian Hospital's grounds on the east side). There is a small old bridge that is mostly overgrown with grass, but obviously carried a narrow road at one point. Visible on the side of the bridge just above the opening underneath is an etching of the date "1913". That's probably one of the only signs left of the former agricultural lands in that area, surrounding the town of Vickery.

Most of the bad elements will probably move to other bad neighborhoods or other areas in decline. That's why it's so good to see neighborhoods turn around like this.

We're talking about trading two semi-bad areas for one semi-nice area and one super bad area, right?
(bad elements + bad neighborhood = super bad area)

From the perspective of the property owners around Vickery, this will be a good thing. From the perspective of the residents in the area that is already in decline, I'm sure this will be seen differently.

I'm wondering how these apartments going down will affect school enrollment. There were like what TG, five new schools built in Vickery Meadows?

I think the official enrollment count will be made in October..but I can't help but wonder if building all those schools was a mistake, especially if the rest of Vickery Meadows is redeveloped..

God forbid that we could close a few government schools and reduce the tax rate. Oh, the horror.

P.S. Go Valencia! May the other stations along the line attract as much reinvestment.
