Just bringing a little of the FW to the DFWUF.

So7 is an urban development across from Montgomery Plaza (the redeveloped Montgomery Ward store) on West 7th Street just outside downtown. The project is being built in five main phases - the first, a Residence Inn at the back of the property, has been finished for a while.

The second, begun around the same time as that portion of the development, was several blocks of Mediterranean style townhomes in the back of the property, centered around a roundabout intersection with fountain on a newly built road called Museum Way. The first phase of the townhomes are complete, and the second phase is underway now.

The third phase, wrapping up construction now, is a block of condos called the ArtHouse, further towards 7th Street a bit. A new road being built linking Museum Way and 7th Street runs through the ArtHouse complex. On one side is a block of midrise condos, and on the other (and fronting Museum Way) are two-story townhouse-style condos.

The fourth phase is a retirement condo tower development known as the Stayton, at the back of the property. It will be a complex of three ten-story glassy towers.

The fifth and final phase, which will be getting underway soon, is the So7 Shops and So7 RiverHouse Lofts. The large swath of property between the back where the Residence Inn/Stayton/ArtHouse/Townhomes are and 7th Street will be home to a mixed-use project featuring ground-floor retail and 180 lofts.

The drive through the ArtHouse area will actually be another road that links Museum Way with 7th Street (and give another route to the loft/retail portion).

Wow that it great. We moved from the Arlington Heights area of Fort Worth about five years ago. Every time we go back we notice all of the great changes.

That is an awesome area. If I was to live in an urban area, that is THE area.

I have just received word that the Shops & Lofts at So7 will be getting underway this month, at long last. Architects Good, Fulton, and Farrell have come up with a different look for this phase of the project than the rendering above, one that will add more mass to the 7th Street streetscape. The renderings look good - I'll see if it'll be alright to share.

Fabulous! Except for the open staircase over the kitchen counter prep area. Not very sanitary.

Now go over to the Mongomery and show us the Penthouses!

The Shops & Lofts have gone through another design change, and this is supposed to be the final look by architects Good, Fulton, and Farrell. This is the 7th Street elevation.

Finally...finally...the permits look to have cleared with the city, and a full construction fence is now up at the site of the Shops & Lofts. They're about to get underway.

The change on 7th Street is really going to be amazing. Between finally getting the Montgomery Ward condos going, to So7, to West 7th by Cypress, to Museum Place, 7th Street will be completely unrecognizable in a very short time.

Progress on the first phase of the Shops & Lofts is going well. Facade materials are going up on the first building, and the second is working towards its second floor.

Another part of SoSeven will be getting underway soon. Between Museum Way and the Lancaster Bridge, tucked into the development between the Shops & Lofts, Residence Inn, ArtHouse condos, and townhomes, will be this - The Stayton at Museum Way, a group of three 11-story retirement condo towers:

Some recent shots of the Parkside lofts and retail buildings. Have been hearing that the lofts are now rental rather than purchase.

The first retail tenant, Glen Arthur (a leather & suede clothing designer), is open. The next looks to be Tim Love's burger joint, Love Shack.
