View Full Version : Oak Cliff | I-35 and Beckley

I haven't seen this one mentioned yet.

Henry S. Miller Commercial is developing 8,000 sq. ft. of retail with condos above at the intersection of I-35 and Beckley. Anticipated delivery date of January 2009.

Couple of interesting points:

- It's on the "other" side of 35, which has so far been largely overlooked.

- They're calling it "Trinity River Development" which I think is stretching things a bit, but what the hey.

- They're asking $17/sq. ft. plus triple nets - is that good for retail space?

- No mention of a designer and the renedering they have looks very preliminary (or it's going to be incredibly bland).

Anybody know anything else about it?

Beckley only crosses I-35 in south Oak Cliff, which certainly isn't "Trinity River Development". Are you sure it isn't at Beckley and I-30?

Beckley certainly does cross 35 there; no, I don't mean I-30. The exit is marked Beckley/12th Street, right across from the zoo.

Hmmmm . . . don't know much about that area. $17 a square foot for retail seems like a good deal, but then again it could be a good deal because the area is not quite up to par.

Glad to see retail development down there.

Interesting to see that parcel of land developed. It will back up to a residential area that is very diverse. Hopefully with these types of developments coming in the $20 an hour motels will be run out. With the I35 expansion and Oak Cliff gateway most of them are destined for eminent domain. Drive by this parcel of land everyday. Relatively small, will be surprising how much they can fit in the space.

^ Henry S. Miller still has the for sale sign up on that piece of land. In the last week or so they bulldozed an old two story woood framed house that I believe used to be a law office. I don't know if it is connected to the Miller property or not because there are at least two other properties in between the bulldozed property and the land where the Miller sign is.

The house they bulldozed used to be a Golden gate Funeral Home location. Over the last few months, vandals had stripped of all the vynil siding. Glad to see it torn down. If you look at TXdots plan to widen I-35 (12 lanes), all the houses/business on the other side of Beckley (backed up to 35) to Clarendon will be torn down due to eminent domain. A shame the prostitute hotel will avoid the wrecking ball. some 4 story townhomes would have a great view of dtown dallas but not much need for any retail there. The I-35 expansion is supposed to get rid of the Beckley flyovers

What are the "Beckley flyovers"? Are you talking about helicopters?
