Lincoln-Staubach HQ Deal Puts $40M Plan to Work

8343 Douglas Ave.DALLAS-After an 18-month search for a new headquarters site, the Staubach Co. has signed a deal with Lincoln Property Co. for the first ground-up office project in eight years in Preston Center. As part of the estimated $40-million plan, the developer will retool the 141,000-sf building's class A neighbor.
Developer and tenant alike had their plans in the works about 18 months, but dealmakers say it's just been in the past "six or seven months" that talks eliminated all other contenders on both sides of the fence. Staubach has leased 119,203 sf or six of seven stories and has one year to decide if it's picking up the second floor too. Staubach's HQ will go up beside 8383 Douglas, a 253,712-sf fully leased structure, both of which will be owned by a Lincoln Realty Advisors' pension fund client who's footing the bill to renovate the old as it brings out the new at 8343 Douglas Ave.

"We've kept it quiet. We've been in negotiations for awhile," says Elliot Prieur, senior vice president for locally based Lincoln. "We were going to build spec, but when they saw the plans they started asking questions." He says ground will break in mid- to late July. The calendar's penciled for a first quarter 2009 delivery, with Staubach planning a spring move-in.

Paul Whitman, Staubach's executive vice president, says the site search went from the northern end of Addison Circle and extended south into Uptown, including Victory. He says decision to stay along the tollway turned the focus to Preston Center and weeded the short list to two ground-up projects.
"We liked the fact that we'd have the potential to control all the building," Whitman tells GlobeSt.com about siding with Lincoln. "We think it will be a great long-term answer for the Staubach Co. and will serve our needs for many years. In all likelihood, we'll end up taking all the building." Staubach's team now occupies roughly 100,000 sf in Addison Tower at 15601 Dallas Pkwy., a class A office project jump-started by the firm's original 70,000-sf lease in 1999. The move-out will coincide with the lease expiration.

Whitman, who led the negotiating team, says Staubach's new HQ will have three floors of below-ground parking, which weighed heavily on the final decision. In addition, Staubach gets a sign at the top of the building and, equally as important, naming rights. He says there are several options being kicked around, but the focus has been on fine-tuning the deal so the name's still undecided. The tenant's team included executive vice president Jeff Ellerman and vice president Jeff Staubach.

"We think we were right in line with where we had pro forma'd the deal," Prieur says. Lincoln's other closers were senior vice president Jeff Montgomery and Jenifer Ratcliffe with LPC Realty Advisors.

Vince Burt with Staubach Co. Design and Construction Consulting will manage completion after the shell is delivered. Owen McCrory with Dallas-based HKS Inc. is the project architect. Rogers-O'Brien Construction Co., also locally headquartered, is the general contractor.

After Lincoln delivers the shell, Prieur says renovation work will begin on the 16-story 8383 Douglas. Guaranty Bank will be moved into a new motor branch on the corner opposite Staubach's building. The building's lobby and exterior will be upgraded. Prieur estimates it will take four to six months to complete the renovation. And when it's all done, the two office buildings will be connected by underground parking levels.

I didnt realize the tollway was such a powerful lifeline. Also struck me as strange they didn't even consider Downtown but that may be because said lifeline or lack there of

If you look at a 5 mile wide corridor following the Tollway from end to end, you'll notice that many of the affluent zip codes in the DFW area are covered.

at least there won't be more traffic caused by another bulding going up right there. Northwest highway between preston and the tollroad are never busy!

Not surprising. Many CEOs and decision-makers likely live within 3 miles of their location (Park Cities, Preston Hollow, Bluffview). That is always a top reason why companies relocate.

I agree, but maybe the rendering doesn't do it as much justice as it deserves. Hopefully, the finished product will be better.

Why is that?

Did you want Roger Staubach to crawl on his hands and knees into the City Council chambers with his pockets pulled out of his pants like Forest City, the Hunt Family or 7-11 and say "Poor woe is me, I'm a lowly millionaire, gimmie a massive tax break from the Downtown TIF and kiss my ass and I might build in Dallas. Or else I build somewhere else!"

Then the City Council could get in some big political brawl about how much money is going where.

No. Did not happen.

Staubach quietly decided to move his headquarters from Addison to Dallas, bringing a massive new amount of money to the city tax rolls, employees and prestige.

I worry about some of you guys and your grasp of reality on some issues.

I, along with what I sense from others, is that we're disappointed of the building itself.

What a beautiful building. Its shape is breathtaking. And the symmetry...wow. Very innovative. I hope they have a patent on the building's design because they could stand to lose millions if they don't.

Alot of HKS buildings have that look.

I do not understand why you have to be so negative. It's an office building designed to fit on a small footprint and to maximize the space.

Some of you need to get beyond the window dressing.

not real impressive for a big time real estate company. Happy they moved to Dallas though... that in and of itself says something about the viability of Dallas in the future. This could be with 7/11 a real water shed moment --- two organizations that moved back toward the center.

Too bad we could not save Yahoo.

I'm not sure how we characterize this as a move to Dallas. That area as a practical matter is a part of University Park. It's the real reason for being there.

Regarding some added need for the Staubach firm to have a glitzy home: Is the tag line "Where are the customers' yachts appropriate here?" Staubach's bread and butter is finding the most cost effective site for their clients to operate and charging a nice fee for that expertise. The building should fit that sales pitch: Your building, not our building, is the most important thing on our minds. The last thing that you want is to remind the client what her fees buy.

My note said as a practical matter, it's really relying on its proximity to University Park. If it was in University Park, it wouldn't be relying on the proximity to it.

Not really relevant but I always though the parking garage right in the middle of preston center would be a great location for a mixed use residential tower.

I mean if you created a multi-million dollar company and won a couple Super Bowls I think you should get a free pass every now and then on your office building design.

So what is in University Park that you think is the reason for picking that location?

The proximity of UP/HP (and to a lesser extent Preston Hollow) drives the retail business in Preston Center. It essentially has all the downscale retail that can't afford the rents in Highland Park Village with much better parking than the shops along Lovers. Besides the close link with the Tollway, the nearness of the hub of retail was cited by Mr. Staubach in his press release.

You can say it's an affirmation of mixed use. I just don't see it as a commitment to Dallas city.

unfortunately nothing will ever happen there. the property owners who surround that parking lot & deck all have pro rata ownership in it. i think Lincoln tried to buy their interests a while back (unsuccessfully obviously) but unless someone can go and buy EVERYTHING around the garage, it's there for good.

Attended a wedding last night at the Park Cities Club (name may be slightly off but the views are among the best I've ever seen) and drove by this site. The two cranes are up though obviously they haven't made much progress on the actual building.
