When do they plan to break ground on the second and third towers?

A friend of mine (through her job) toured OneArts with Lucy Billingsley this past week. She told me that if they hadn't lost E&Y to Victory then the 2nd tower would already be under construction. However, Billingsley indicated that they were very close to locking up a tenant (that she didn't mention) that would prompt construction. The 3rd tower was briefly brought up as being mixed-use similar to OneArts.

Check out this posting in the original thread, dated 02/26/2005 -- two days after the story broke that 7-11 would leave Cityplace, and two months before 7-11 officially announced their plans to build in the Arts District.

well if they don't necessarily need 40 floors of office space maybe they can add another component to the building. 20-25 floors of hotel or residential would be great on top of 20-30 floors of office.
Looks like he pegged the mixed-use part, if not the total height. Cool!

The most fascinating part of this whole project, to me, is the reverse-edifice complex of the 7-11 corporate bosses. In the '80s, the Thompson family built Cityplace as an opulent monument to their company's success, and then proceeded ignomiously into bankruptcy. The company changed, and its new owners are rejecting Cityplace's frills for more modest digs -- with offices that face out towards the Arts District the building will shape, not inward towards the multi-story atria that defined the company's past.

An Oak Cliff letter to 7-11
By Shawn Williams
http://www.pegasusnews.com/news/2007/jun/18/oak-cliff-letter-7-11/

OAK CLIFF — Dear 7-11,

I hate to bother you guys over in your new digs at One Arts Plaza, but I was hoping you might be able to do me a solid. It seems this big storm blew through town on May 2, and we got hit pretty hard down in Oak Cliff. There were trees and power lines down everywhere, and even some signs that were destroyed by the hurricane like winds that blew through that day. That's where you guys come in.

There's a 7-11 at the southwest intersection of Polk and Kiest (let me know if you need directions) that was blown out in LAST MONTH'S storm. As a matter of fact I have some pictures of how the sign looks right here.

http://media.pegasusnews.com/img/photos/2007/06/18/711-3_t120.jpg http://media.pegasusnews.com/img/photos/2007/06/18/711-1_t120.jpg http://media.pegasusnews.com/img/photos/2007/06/18/711-2_t120.jpg

I'm hoping you all will consider sending someone out to get this thing fixed. After driving by this hulled out structure for six weeks, I didn't know who else to contact.

Since your headquarters is here in Dallas, maybe someone has an extra sign in their office or under a desk somewhere. I just drove by the store this afternoon (Sunday Jun. 17) and it's still in disrepair.

Finally, I stopped by your new store in the Arts District - nice. It seems no one currently shops there, but you guys will clean up when Booker T. moves back to the neighborhood.

Yours Truly,

Shawn

Pegasus News reports that the sign is fixed at the 7-11 in Oak Cliff. Meanwhile, though, an interesting change has happened at the 7-11 at Northwest Highway and Hillcrest.

7-Eleven transforms Dallas store into Simpson's 'Kwik-E-Mart'
By Chad Jones
http://www.pegasusnews.com/news/2007/jul/02/dallas-7-eleven-transforms-emsimpsonsem-kwik-e-mar/

In a clever attempt to strum up some business and some buzz, 7-Eleven Inc. has transformed one of its Dallas locations to resemble the fictional "Kwik-E-Mart" convenience stores made popular in The Simpsons television series.

Thank you, come again.

Favorite snacks of Bart and Lisa—including "Buzz Cola," "Squishees" and "KrustyO's" (the cereal with the "jagged metal bonus piece")—are now available for your heedless consumption.

The advertising campaign was born out of meetings between 7-Eleven and 20th Century Fox and makes use of what they call "reverse product placement," wherein fictional products are given real life. Fox aims to find a unique way to generate buzz for the July 27th release of The Simpsons Movie, while 7-11 just generally wants more money.

Only 11 stores in the U.S. (one per city) have undergone similar transformations.

I was riding my bike around the plaza and a Lucy Billingsley group walked through. She put her hands on her hips and gave me a "get that bike the hell off my plaza.." glare. The expression on her face was priceless. You'd think I just crapped on the sidewalk.

UP-TIGHT!

Shucks...I thought that more 7-11s in the area were going to have the Kwik-E-Mart makeover for the promo. I promised myself I'd never go into the Hillcrest/NorthwestHW store again after they killed EZ's.

They finally did a spectacular test of the lights last night. It was beautiful AND very bright. It will be a stunning edition to the skyline. I am at the W tonight in hopes they'd have it running full time but it was just a test.

Whta time did they run the test? I was at Ghostbar last night for a bit but didn't notice the lights.

They were brighter than I expected, but not particularly interesting.

In Deep Ellum (east of the building), I could easily see the lights on the west side reflected on other buildings downtown.

i thought the lights were cheesy - almost 80's-like. the lights were not a continuous ribbon, but rather separate light bulbs - almost cheap looking, like christmas lights on the roof of homes (or like the horrible lighting on some dwntwn ft. worth buildings). perhaps it'll grow on me...

Ahh, the fabulous eighties! They really new how to light up buildings tastefully then. I remember when people like you were screaming to shut off those awful green lights on the Interfirst Tower. The Dallas morning news even had a poll that showed that 40% of the city wanted it turned off. How silly and ingnorant those 40% seem today.

Lighting is terribly sophistcated. I it best not to judge when your not in the know.

I do agree with you that the spacing is off. They tried to save a few thousand dollars and it shows.

Happened to be looking out my window when it was going on, spectacular but tacky, video/pictures do not do it justice, it was very bright and rich.

I hope they keep with the original plan and stick with red, maybe a different color or animation on events or holidays.

I've never seen it white myself. I'm sure if white doesn't look good it will be rarely used.

I love the lights. I don't know why people wouldn't other than if they are against electricity. Well I guess if you thought it looked Hong Kong (too much silly lights) then you could make that argument. Of course I like Hong Kong too so.... and the Ritz is one of the coolest buildings in Dallas. Reminds me of NYC. Very nice.

It was illuminated all night last night for what I believe was the first time, but I've been traveling so I may be wrong about that.

I hated the color they choose though, it was kind of a pinkish white that I didn't think looked very good and it felt a bit too bright. It defiantly is a neat addition to the skyline, my view gets better all the time.

I can't wait until I get to view the light show at the Hunt Tower every night from my home and hopefully the lighting on Bank One Center lives up to how they are hyping it.

Last Chance to get in the Back Door (http://blogs.dallasobserver.com/unfairpark/2007/07/this_is_last_chance_to_get_it.php)
Fri Jul 27, 2007 at 03:57:15 PM

There's not usually a whole lot of crying at comedy clubs -- not while people are actually on stage, anyway. I've definitely seen -- and possessed -- some watery eyes of shame after particularly bad sets. But last night, stand-up comedian and Backdoor Comedy Club owner Linda Stogner was on stage when her voice cracked in that tell-tale tear tone.

"Thanks for coming, really, this is our last weekend here," Stogner said, just after she'd had the crowd rolling with her talking-squirrel bit. "It's really been …" she stopped, her voice breaking. "Good night." It was the final open-mike show at the Backdoor, and it just about sold out.

As of tomorrow night, the Backdoor Comedy Club on Ross Avenue will be no more, and the word on the street is that it's to be bulldozed so that 7-Eleven can big a build, soulless corporate headquarters on the site. That makes this weekend your last chance to see Dallas' best comics in Dallas' most intimate comedy club.

You know, if they want to make inflammatory statements like that, maybe they should check their facts first.

Besides, research shows that comedy clubs are thought of by the American public as very 1980s.

Fans can continue to check the Web site or call 214-328-4444 to find out where the club will be after this weekend.

Maybe they'll find a big, inexpensive performance space in Deep Ellum.

Here's hoping 2 Arts Plaza brings a new corporate tenant to the CBD. I dont particularly like the Arts plaza buildings, but getting stuff lined up and fronting Central-Good-Latimer-Routh is important. The less-emcumbered link the new boulevard will provide between Uptown, Arts District, Deep Ellum and the Farmers Market hopefully is the first of several vital surface street reconfigurations for Central Dallas.

Sorry but two arts is soulless (if thats what they're talking about) Why not stack it instead of making it so wide and have some park/open space at bottom.

Is it from somebody that has been considering them for months or someone new? Or do you know? Either way, thatd be great news.

Edit: The two people I have heard of that were considering it are both from Dallas, not the burbs. One is in the NCX submarket and the other the CBD

As for the people that are thinking that we don't really need a new office building because are vacancy rate is too high, you are probably right but from what I've heard, the new buildings are just slaughtering the older ones in leasing because they older buildings just havent been kept up to date. If this is true, I'm all for building new ones downtown and renovating older ones (see patriot tower, 1700 pacific, and possibly even thanksgiving if I'm remembering correctly) because thats what is necessary to steal tenants from further out. Is it a big risk, definitely, but the benefits could be there to justify it. As long as it isn't my money to invest, I see no problem with the risk though.

No matter if someone believes that Art District Plaza is soulless this person obviously has too much emotion in their writings the "information is so off the map" its blatantly wrong and I hope that this comedy club can remain nearby in some space whether in CBD, Deep Ellum, Uptown, or whatever neighborhood. I hope some people can understand how neighborhoods can change whether by a "Soulless Company" as he put it or by our own need for a change and sometimes we all just have to let somethings go and move on. Thats easy for me to say since I don't have the emotional attachment to the place but thats what I believe.

I heard from an excellent source that a significant lease might be signed for the next building (2 Arts Plaza?) by next week. If that happens, construction on that building will start immediately. Let's see what happens...

....possibly the Tenet announcement. ;)

Correct me if I'm wrong- but isn't the Comedy Club being torn down to make way for the JPI Apartments?

See, that's what I was thinking. Someone want to clarify?

I think I'm right... I looked at the rendering for 2 & 3 Arts and neither of them are located here... I'm certain this is being torn down for JPI!

No, since the testing has finished it's been just one color, a very unattractive color in my opinion. It's almost a pinkish white.
