~$200M USD price tag.
~Late 2007/Early 2008 groundbreaking and/or construction start.
~Last Quarter of 2009 construction complete.
125 residences.
Each floor is just under 10,000 square feet with private elevators to each residence.
There will be a maximum of four residences per floor.

Developers hope their new condo skyscraper will be a standout in Dallas' downtown Arts District.

To buy into the ultramodern high-rise, residents will need to come up with $1 million for the smallest unit.

The 42-story condominium building is planned to overlook the new Woodall Rodgers park and will be constructed on Olive Street next to the Nasher Sculpture Center.

At 560 feet tall, Museum Tower is planned as the tallest totally residential building in town.

"It will transform the city's skyline," said Dan Boeckman, one of the partners in the project. "This will be another great piece of architecture in the Arts District."

The $200 million cylindrical tower was designed by Los Angeles architect Johnson Fain. The exterior of the high-rise is composed of three kinds of glass panels that will overlap like the scales on a fish.

The condo building is to contain between 100 and 125 residences, with some units taking entire floors. The smallest is around 1,500 square feet. . .

I said it on Skyscraperpage and I'll say it again here, this is a FREAKING AWESOME tower! This is the perfect tower for that spot and could be the most beautiful tower ever built in Dallas. This is exactly what Hunt and Arts District towers SHOULD have been.

Congatulations Dallas! What an AMAZING building!

Four residences per floor? Nice. Like I said in the last thread, this is one nice tower. A lot better than the previously proposed towers for this spot. I wonder how it would light up at night.

ANother words it will be 15th or the 16th tallest in Dallas

This building contrasts soo much with the look of trammel crow, san jacinto, and jpmorgan chase. Looks A LOT like a taller azure with less blue glass. Very excited about the entire arts district!

If the tower is 540-ft to the top of 42nd floor then surly the final height is not going to be 560-ft its more like maybe 580-ft. to the very top.

I thought that at first but if you look closely, the top three floors are slightly shorter than the height of the previous floors. Looks like itll be closer to 560 than 570 and def 680 in my eyes. That line in the middle may even be a good reference to compare it the the lower floors.

Yep, if the above diagram is correct it'll be @ 580, making it taller than Cityplace and peers with One AT&T and Lincoln Plazas

I just looked at it a bit more closer here and noticed that yes there are several other floors that are wider they are floors 3, 18, 19, 41 and 42. This tower may be closer to 600-ft.

Are yall kidding. It marks the first 42 floors at 540 and the three on top of that are smaller than the avg floor beneath it. There is NO possible way it would be closer to 600 feet. yes some floors are wider before that but yalls calculations seem to be WAY off.

When they say 560', are they talking about roof height or structural height? The 42nd roof is 540, then there's the upper terrace level and the remainder of the glass. From the scale of the rendering, it looks to be more than 20' from the 42nd fl roof to the pinnacle.

eburress hope you're able to get that under control before the building gets built it may prove difficult to drive or walk or work with a view of the bldg, lest we start using you as a compass! yeah thats hot!

It is just a matter of economics. Eventually the opportunity cost of having low rise buildings will drive the need to replace them with something taller, allowing the property owner to add more square footage (capacity) in the same foot print (fixed cost).

Think of the costs of kicking out all the tenants, tearing down the old complex and building new tower(s). Think of all the lost revenue while this is going on. Then you have to factor in filling the new building(s) with tenants to get back to their present profit level. Eventually the opportunity cost of not building something new will surpass all of these costs, but I don't think it will happen for at least 15 to 20 years.
