The 'atmospheric' restaurant is a great idea..or even one like Il Sole in Travis Walk (Knox-Henderson) or the old Cafe Adobe in Houston.
Hotel is also a good idea - when you try to think of a place to stay along Central, the choices range from LaQuinta to Raddison (the former Twin 60s) to the "Hilltop" or whatever they are calling that place..too bad the deal with Olympus to buy that one fell through...

There's now fencing around the Blackburn/Cole empty lot, the next phase of West Village. I assume something will start taking shape there shortly.

Gables to build apartments, retail space near the West Village

Construction workers may soon outnumber shoppers on McKinney Avenue.
The Uptown strip is booming, with new shops, restaurants and rental homes. Now, apartment developer Gables Residential Trust is starting two buildings across the street from the West Village. The biggest is a retail and apartment building on Cityplace Boulevard at McKinney, next door to the shopping strip that houses Borders Books and Chase Bank. It will be 104 apartments on top of about 28,000 square feet of retail, said Doug Chesnut, senior vice president of Gables Residential Trust.
"It will be a little more contemporary-looking than West Village but should be a nice fit with the neighborhood," he said. Good Fulton & Farrell Architects designed the building, which is being built in a partnership with Cityplace Co. The adjoining retail building and parking garage were also built by Cityplace. "I think construction will probably kick off at the start of the year," said Cityplace president Neal Sleeper. "We're working on the retail tenants right now." Gables is also building the next phase of apartments for the West Village complex. West Village developers Henry S. Miller III and Robert Bagwell picked Gables to build 75 apartments on top of about 19,000 square feet of retail space. Construction is under way on the north side of Blackburn between McKinney and Cole.
Mr. Chesnut said the apartments in both buildings should rent for about $1.35 to $1.45 per square foot. West Village opened in 2003 with 150,000 square feet of retail and restaurant space and 175 apartments.
The shopping center has the Magnolia art-movie theater and such stores as Tommy Bahamas, the Gap and Ann Taylor.

Isn't there a construction fence up already? So this should be breaking ground any day right? Maybe it'll be ready by tax-free weekend. Do you think? Or would it take a lot longer for it to be built?

^ FYI...the lot immediately north of Borders in the West Village was being fenced off this morn. Groundbreaking should follow shortly.

That is true. Two guys were finishing the gates to the lot. Wow! It's amazing how West Village is truly starting to look like a neighborhood. I can't wait until they start construction and then proceed with the Golf range plot.

The lot just north of Borders and the lot facing Blackburn both have the fences up and the signs on them say Gables Construction. Are these going to be apartments opperated by Gables?

Developers are about to break ground on the next phase of construction at the wildly popular West Village retail and apartment complex in Uptown.
I say wildly popular because if you're trying to eat there on a Saturday evening, you'd better plan on a late-night snack.
Soon West Village fans will have a new stretch of shops and eateries in the block north of Blackburn at McKinney.
Developers Henry S. Miller III and Robert Bagwell have tapped Gables Residential – one of the biggest landlords in Uptown – to build and operate rental units in the project.
"Yes, we are building 75 units, over 19,000 square feet of retail," said Gables' Doug Chesnut.
The expansion should be finished sometime next year.

Dumb question for the day:
Why is it called the "West Village"? West of the NCX? West of Cityplace? Seems like it would have been called North Village for north of the CBD....or perhaps Uptown Village, or just a continuation of Cityplace (though that sounds a bit 80's now, doesn't it?)

I think it has to do with one being west of 75 and in Dallas or ummm North Dallas, Central seems to be the center of the universe for retail and business. Second West Village is a very well known name from Manhattan. And we all know how developers don't really know how to be original when thinking up names.

If the masterplan on the westvil site is accurate- it appears the new Gables just north of the Borders will be about 10-12 stories. Has anyone heard of any plans to locate a boutique type hotel in the West Village area?

It already exists. They're just making it nicer. It's a pink building located on the NCX frontage road.

Wow! I was expecting 4-5, for some reason. I didn't think to look at the rendering. So.. this is a very significant building!

Gosh- who knows... The Marquis has 144 units in 9 floors and the Mondrian has 218 units on 20 floors. Both of those parcels are a bit bigger than this one- but I have no idea if the renderings are still current.

When DART built that subway entrance, was West Village at all in the planning stages? 1997? Looks like they built it knowing something would develop since there wasnt much before.

That entrance on the west side of North Central was supposed to be in the basement of the second Cityplace tower which was never built. That's why DART had to throw together such a poor little station to make do.

Does anyone have an idea as to when construction will start on blocks 8B and 8C1 and 2? I would think those would be fairly soon since they are right on lemmon, especially 8C1 and 2 since they're on the corner of NCX. As far as the height on the Gables property on block 7C, I would think because the plot is so small, that the initial rendering would be fairly close to accurate as far as height goes. Especially since the South W Tower is 80 something units and is 15 stories high.

I've seen those rendering before, but now i can really see how good its going to be...especially when you look at the hight of most of the upcoming developments when a lot of the buildings will compare in size to the mondrian.

Looking at the renderings again, I question the sidewalk planning, of all things. Now, we all know that the sidwalks will be wide sidewalks. However, the ones along the main streets there don't appear to all be wide enough for a significant number of tables. The one place that there is room for such tables is none other than the side that faces Central and is right up against the service road. Who wants to eat or talk or relax when you face Central like that? The only time I've seen that work are the pad site restaurants along Central in Plano.

Actually I think they are going to be wide enough. If you go to the Bryson, those sidewalks are wide enough for tables and walking. Especially when compared to Taco Diner or Nikita.

Then why wouldnt it work here? Noise is apart of urbanity..like I would know about that.

I was there on the weekend and you ar correct about the heavy equipment at the site north of Blackburn, but yesterday I was at borders and there isn't any heavy equipment on the site next to borders, the fence is up but no equipment as yet.

I had done that, hence my question. Now I know, I think. We're talking about the site immediately north of what is now the West Village and the site next to Border's, correct?
