You're on top of Mill Creek? How's the foundation?I originally thought it ran under the parking lot, but based on the drainage patterns it looks like we're right on top of it. The foundation's fine -- these old buildings were built to last.

The only problem would be the financial bath everyone in the building would take. I figure my unit has lost about $50k in value over 5 years. The similar unit down the hall was listed at $270k when I bought mine. It's now under contract for about $185k.

That's too bad, sorry to hear it. I've always liked those. I'm sure it will turn around in the long-term.

Speaking of Mill Creek, I've seen old maps showing its natural meandering path, but does anyone know of any relatively modern maps indicating the location of the buried/culverted creek? I've assumed that for the most part it runs directly beneath city streets, but I'm sure that's not possible for a lot of its length. It would be interesting to know what buildings are sitting on top of it and where it can realistically be daylighted.

Looks like the neighborhood lost an independent coffeehouse. Although they originally posted on their website that they'd be moving from Lower Greenville to Henderson & Capitol, it seems they ultimately decided to go to Victory Park. www.gachetcoffee.com

Perhaps the delays in the strip center there forced their hands. Too bad.

On the up side, it won't be long now before the new shops are moving in. Signs announcing the new tenants have already been posted.

Two very different areas!

I think a funky East Dallas Gachet would work. Victory is sooo Starbucks. But there has been a lot of delays in that project. It was idle for months; although lots of activity now.

There is a great 20's brick apartment complex built near that corner. It reminds me of Oak Lawn 1980. Affordable.

But now that Perry Homes has pulled from East Dallas we may see some vacant lots for awhile.

I think they are going to really struggle in Victory. Not enough foot traffic or surrounding residents to keep the doors open. At 2 or 3 bucks a head it is a volume game. Should have stayed on lower Greenville.

They are putting much of their vacant land in Oak Lawn up for sale.

It was busy on Sunday mid afternoon... i went in... and they did not even have their sign up yet.

once the House is up end of next year i guess and the offices across the street they will do fine but can they break even and hold on till then... that rent has got to be high.

The story I heard on Perry Homes is that they received an offer for the remainder of the tract at Belmont and Henderson from an apartment/condo developer that was too good to refuse.

If this is indeed the case I'm glad to hear it, that whole tract filled with bland 3-story Perry Townhomes is not the best use for that land. Hopefully whoever purchased it will now include some retail and restaurant space fronting Henderson, something Perry never would have done...

I need to take some pictures of the refurbished buildings on this stretch of Henderson. The Capitol Pub looks like it is taking shape nicely.

Its one of the owners from MINC(Julie) and a big promoter in town(Brooke Humphries) doing the prodject. Should be great, they are both personal friends so we should be up there often.

These are the ideas that I really like and that will help transform Dallas. The quirky little neighborhood bars, not the over the top, trendy clubs that have a shelf life of about 6 months (Drama Room, Sense, etc.) before people move on to the next hot spot.

We need more places like this, hopefully in downtown.

I drive down Bennett between Ross and 75 to get to work and everyday there is less and less "traffic" going on in the apartments along there. Most have moved out as they will be demolishing all of those old apartments that have the re-zoning signs in front of them. A few months ago you could never drive more than 30 mph w/o someone pulling out in front of you in a car or as a pedestrian. Right now I think you could do about 65 mph through there and not even worry . . .

evictions have begun, and we should see the demo fence inside the month. according to the architect; the new plans call for urban style streets to be narrowed, street parking, and pedestrian friendly areas ("eyes on the street")...thereby slowing traffic...that's the plan anyway

Looks like some of the original buyers might have taken a bath... that is if anybody bought a unit.

They cut their prices big time in Oak Cliff after some people purchased and got a lot of fussing because of it. The homebuilders are in the tank and do anything to unload at this point.

Interesting "Area Info" on these Brownstones on Bryan between Greenville and Live Oak right down the street from me. They mention how City Lights is supposed to happen (from what I read it's still on hold) and they mention walking your pet in Garrett Park (there's no way I would walk my dog there). But, it's still nice to see development and I guess the area is called "Upper Eastside" which is new to me.

An organic yogurt and gelato shop is opening on North Henderson in January, founded by the owner of a Dallas residential real estate business.

Natalie Nguyen developed the concept for Natsumi -- Japanese for "summer ocean" -- and intends to open 10 more Natsumis within five years in the Dallas area.

There was an article a couple months back that stated a developer (can't remember which one) had worked with some real estate agents to start calling the whole east of 75 teardown area "Upper Eastside" instead of "old east Dallas" and "east Knox-Henderson" and various other assorted sub-area names. They wanted a name with more cachet for the area, like "Uptown."

oh god. don't let that happen. we keep taking away the mildly interesting names and replacing them with the most bland ones from new york. if you're going to steal the stuff, at least steal Tribeca or Williamsburg or Brooklyn Heights -- but wait! They're specific to their areas, and are actual NAMES, so maybe ours should be the same.

Thank you!! I knew originality was over around here when I started seeing signs for "Uptown Fort Worth" !! Then there's Uptown Houston!! What were these neighborhoods called before "urbanization"? Chances are that name was better.

Hmmm, not to be a nitpicker, but I think that should be Natsu umi. Ocean is umi not mi. Of course Nguyen sounds like a Vietnamese family name anyways...

the thing is; there are lots of small neighborhoods in this area...i live in cochran heights (bordered by fitzhugh/henderson and pershing/mission)--then north of henderson are a couple of different hoods not technically a part of the "m" streets. there is also the area that is on fast track devlopement east of mission, that includes the new shops on henderson, phoenix condos, perry homes developement (ugh), united dominion apartments on capitol/belmont, and whatever else is happening across from the perry project. is there anything wrong with trying to unite under a singular name for greater visibility?

Most of this area feeds into North Dallas High School -- the principal is an alumnus of Woodrow and I talked to him at our homecoming last week. I asked him if he had lost students because of all the teardowns and new construction in this area and around West Village/McKinney Ave. He said they had lost nearly 500 students from last year to this year.

500 students is a shockingly high number. I did notice that they have removed many of the "teaching trailors" that used to liter the paved area fronting Cole Ave...

The amount of demo fence that just went up off Bennett is quite impressive. I can't wait to see these old garden apartments come down! It couldn't be happening at a better time to help support all the new restaurants on Henderson.
