All, I know it's last minute, but thought to post this on-line here. A new HOA for the portion of Henderson east of Cochran Heights to Ross is starting up tonight. 7:00pm @ Veritas
See invite I received below. Show up if you can.
More information can be obtain from: hendersonneighbors@gmail.com
Fellow Neighbors:
Several friends and I have spent the last few weeks contacting residents of our area to gauge their interest in establishing a neighborhood association dedicated to increasing the quality of life in our unique corner of Dallas, and I am excited to report that we have received an emphatic response from almost everyone we have spoken to (over 45 people to date)!
Starting a neighborhood crime watch was near the top of everyone's list of priorities, and having a network of email addresses to quickly and efficiently communicate news on thefts, vehicle break-ins, and other area nuisances should go a long way in helping us all feel safer here. Many of you were also excited about the opportunity to get to know your neighbors better through quarterly (or monthly) meetings and events, so I'm really looking forward to our first meeting when we all will have a chance to meet each other in person.
We have arranged to have Veritas Wine Room (2323 N. Henderson Avenue) host our first meeting next Tuesday, December 15th at 7:00 PM, and we plan to keep the "formal" portion of the meeting as short as possible so everyone has an opportunity to socialize.
We hope to adopt a set of bylaws for the Henderson Neighborhood Association (I'd be happy to email a draft of the bylaws in MS Word format to anyone who is interested in reviewing them before this first meeting, please just ask!), elect officers, discuss proposed neighborhood association committees and volunteer opportunities for area residents, and hear news on an urban art competition area artist Scott Trent has organized for Henderson Avenue.
As currently proposed, the Henderson Neighborhood Association boundaries would encompass the north side of Ross Avenue between Henderson Avenue and Fitzhugh Avenue, the east side of Fitzhugh Avenue, to the south side of Mission Street, the center of Henderson Avenue, the south side of Belmont Avenue, the west side of McMillan Avenue, the west side of Henderson Avenue from McMillan Avenue to Ross Avenue. This area currently lacks representation by any other area neighborhood association and it's about time we organized to help make our neighborhood a better place!
Please invite all of your neighbors that live within this boundary to attend, and we look forward to seeing you again next Tuesday. If you have any questions between now and then please don't hesitate to contact me.
Sincerely,
So, any updates or news from the meeting ?

Just wondering, but have any of the units at Paseo, 2510 Henderson, sold? I don't think I have every seen any lights on in those places. Besides being on Henderson, the complex looks nice from the outside. How is the inside?

Don't know if any of them have sold. When I looked at those places they were out pricing the rest of the neighborhood market by 50%. Looked like they belong on McKinney, not Henderson (at this point in time, at least).

Looks like nick badavonis is opening a Neighborhood Services Tavern at the former Soley location. Should b great addition to the neighborhood!

Sorry to hear that Soley didn't make it because I thought the food was quite good. But if Neighborhood Services is as good as the one on Lovers, I think it'll make a perfect addition to the area.

There is quite a bit of activity in the two suites on the opposite end of Capital Pub. Not the old Soley! suite. Not sure if Andres is just building them out further to attract tenants or if they have been leased.

All of the sculptures that have been installed on Henderson Avenue in the last month are really impressive! I went to the kick-off party for a citywide online voting competition for the public's favorite installed sculpture last night, and was blown away by the quality of artists this competition drew in.

What Henderson Avenue's Rebirth Says About the Future of Dallas

Organic change comes to a city so incrementally that often we don’t notice it. I certainly hadn’t until I drove down Henderson one day and was struck by the, to me, sudden renovation of the street as it approaches Ross Avenue. Organic change—the kind that isn’t planned or city sponsored but advances little by little in fits and starts—always presents a deeper meaning if we try to grasp the forces behind it. In this case, the force is market demand by younger people.

Urbino Pizza e Pasta opening on Henderson in Dallas in spot vacated by Pulcinella
By Teresa Gubbins
Urbino Pizza e Pasta is coming soon.
DALLAS — Urbino Pizza e Pasta is a new pizza place opening next week on Henderson Avenue in Dallas, in the spot vacated abruptly by Pulcinella. Owner David Pedack is a restaurant and bar veteran who's colonizing Henderson; the one-time manager at Nikita, Suite, and The Club also co-owns Blue Collar Bar.
Unfortunately Urbino did not make it a full year. For Lease signs back up recently.

Been to Neighborhood Services Tavern twice. Each meal has been fantastic. Such a great spot and really nice addition to the neighborhood. Service was great, food was delicious, everybody in there was having a good time. Reminded me of some of my favorite restaurants in San Francisco - small space, tables close together, lots of activity, great food.
This restaurant is going to be around for a while.

We ate there a few months after it opened...not surprised it's gone...the food was mediocre, and there was nothing special about the place. They could have been a great addition to the area if they had just focused on some basics

Agreed. There is nothing unfortunate about Urbino leaving. I went there with my girlfriend in November and we paid way too much for the crap pizza we were served. This wasn't a great restaurant with bad luck; it couldn't draw enough customers because its product sucked.

One of the attendees at the last Henderson Neighborhood Association meeting said he had just signed a lease for the former Urbino space (I ate at Urbino twice and was really disappointed with both the service and quality of pizza, and let's face it, trying to compete with Louie's and Fireside Pies on Henderson when it comes to pizza is crazy) and he is going to open a new restaurant there with an emphasis on local ingredients and healthy cooking.
Wish I could remember his name (Shawn Horne I think, but don't quote me on this), but he said he was one of the partners and the chief at the now closed Kitchen 1924 in Lakewood...

I think they will be a great addition to the neighborhood as well. The name of the new restaurant will be Horne and Decker.
I went to J Black's on Sunday night and had great service and enjoyed the half price happy hour specials on several food items that last all night on Sundays. The menu didn't cover as much ground as I expected it to, and I was surprised they serve a lot of pizza varities (we have enough pizza on Henderson already!), but I think they will do well. I really like how the restaurant opens up to the street, with operable windows and big patios. It's the perfect time of the year right now for natural ventilation!

I'll try J Black's..but do you really have enough pizza when Fireside Pies has such a ridiculous wait on the weekends?
Cuba Libre closing for renovations. Tristan wants it like his other restaurants. I guess it's been a couple months--I just noticed it.

I just noticed a sign for Jake's Hamburgers on the NE? lot on Belmont and Henderson. I sure hope they can somehow keep some of the trees on that lot. Parking is going to get even worse in that area. Whoever owns that open land across the street should just make it a parking/valet lot until the economy really picks up.

Yeah, just noticed this yesterday! Awesome! Agree about the trees though, they'd be fools to get rid of the fantastic trees on this property. They are what make it so attractive. I'm thinking they can build patio space that incorporates them?

More on Horne & Dekker in NoHA. NoHA?

There's nothing like coining a new moniker for the neighborhood where you're opening a restaurant to make the address seem even hotter than it already is, but here we have it, straight from the press release: Horne & Dekker "will open when summer is in full swing on North Henderson Avenue (NoHA) on June 22." NoHA!
Christopher Wynn's post told us that this morning, but the release says the restaurant will be in the "newest epicenter of Henderson Avenue between Sushi Axiom and Veritas Wine Room and across from Hacienda on Henderson." Epicenter? I hope I didn't leave L.A. just to be shaken up in NoHA, a place that's not even on the map!
Here's more on the concept:
"Imagine if Penn and Teller (they make you laugh and blow your mind at the same time) ran a restaurant, shake, stir and you will start to get a sense of the dynamic quality of these two partners." The interior design will be "noticeably monochromatic in order to allow the food, the people and the artwork to provide the color." There will be a wood-burning oven and hey, this is fun -- a Bloody Mary bar. The menu will change with the seasons and begins with "Whet the Apps" such as "groovy mushroom soup," deviled eggs with smoked salmon and baked brie with farmer's market fruit. Salads come under the cute heading "Clear Your Conscious," and there will be main courses like "oven-roasted Foghorn Leghorn," sea scallops with sweet onion risotto and cedar plank salmon, plus wood-fired pizzas and fun-sounding sides such as hash brown casserole and "pickled and farmers green veggies."
OK, apps are whetted. Bring it on!

LOL is probably one of the most facepalmmy I can think of... I guess it could work though, if they got a Cheezburger Cat monument on one of the main intersections.
The traffic congestion situation on Henderson is getting out of control---we went to Park and J Blacks last night--they had to have police directing traffic into J Blacks valet area. I know the city has Henderson targeted down the road for re-paving, etc, with budget being tight but traffic is only going to get worse. The only thing they can do is widen Henderson enough to have a middle turn lane but that will eat away the current sidewalks.

They need to make it a one-way road...I think that's the only solution now. Hendersons developement is still just ramping up, and things (traffic wise) are too far gone now.

Just received:
Fellow Neighbors,
We have confirmed the clubhouse at the newly opened Belmont Apartments for our June meeting this coming Wednesday (06/16/2010) at 7:00 PM. The main entrance and leasing office for the Belmont Apartments is located at the northwest corner of Belmont and Bennett Avenue, and their clubhouse is located behind the leasing office. The address is 2500 Bennett Street, and this should be a nice opportunity for everyone in the neighborhood to take a peak inside this quality development, which replaced four blocks of rather blighted apartment buildings in the last year.
www.thebelmontapts.com
We will have representatives from the Dallas Police Department present at the meeting to update us on criminal activity in the area over the course of the last two months, as well as progress in the five priority areas we identified and discussed at the May Crime Watch Committee Meeting, and our Community Prosecutor, Coy McCullar should also be present to address code related issues and initiatives.
Our guest speaker for the June meeting will be Jennifer Hiromoto, a Chief Planner in the City of Dallas' Department of Sustainable Design and Construction (http://www.dallascityhall.com//development_services/index.html), and an experienced staff member who has frequently been assigned to zoning and board of adjustment cases in PD 462, the zoning district that governs the length of Henderson Avenue from US-75 to Ross Avenue. Jennifer will be able to catch us up to speed on the role that zoning has in determining how land is used and developed in the City of Dallas, and more specifically how the zoning in our neighborhood has influenced its growth in the last decade, as well as how that zoning is likely to shape the future for our area.
More information on PD-462 can be downloaded at the following two web links:
Ordinance: http://www.dallascityattorney.com/51P/Atricles%20Supp%2013/Article%20462.pdf/
Map: http://www.dallascityattorney.com/51P/Exhibits%20Supp%2013/462A.pdf
There have been several recent zoning and board of adjustment cases in our area that have been of interest to our members, as well of those of surrounding neighborhood associations, and the more informed we all are about the current zoning and rules in place for development in our neighborhood the better equipped we will be to have a voice in helping improve and protect the quality of life in our area!
Jennifer should be able to answer questions we all would be interested to know the answers to, like:
Why are we as neighborhood residents asked to participate in the zoning process?
What could be built next to my home or property "by right" under the current zoning?
When and by whom was PD-462 created and has it accomplishing what was intended?
Where are bars and restaurants allowed on Henderson Avenue under current zoning? How many more might we expect to open in the future?
Where could more parking for Henderson Avenue retail and restaurants be added to keep people from parking on the streets in our residential area?
We look forward to seeing you at the meeting, and please invite all of your neighbors to attend!
Sincerely,
Evan Beattie
President
Henderson Neighborhood Association
