Can anyone shed any light on the project that has begun on Ross directly across the street from the Fiesta at Henderson? The property backs up to the old Carnival site. Looks like quite a bit of dirt moving around.
I would guess some type of retail but it's too early to tell.

it looks like soley! (sp?) has opened adjacent to capitol pub has opened. lots of construction activity on the corner of belmont and henderson. any new on the proposed rezoning on the opposite corner of belmont and henderson?

That's what I heard too...from the manager of the Ready Mart next door. The owner of the clinic is building this new larger clinic and then will likely sell off the smaller strip center on the corner.

By day, Brooks and Bradley Anderson run a law practice. By night, they pursue their passion for wine and food, this time with Veritas, which they just opened on Henderson. I slipped in last night to discover a laid-back combination tasting room and retail outlet taking its first baby steps.
Brad told me that they're making cheese boards with local cheeses and that they've just struck up an agreement with The Grape's Brian Luscher to start making pates. They've got other wine-friendly foods planned. For that matter, more wine is on the way, too.
Already, the feel is terrific. Veritas is softly lit, with sofa-type seating clusters, a vibrant bar and brilliantly colored contemporary canvasses filling the walls. Some of the wines are stored on wall racks, and others are bottoms-up in champagne riddling racks. I hate to make comparisons, but let's just say it shares head space with the Wine Therapist and Times Ten Cellars.

I ate at Soley (shares a wall with Capitol Pub) on Friday night...my girlfriend and I loved it. Very nice environment, but not overly priced. The food was original and we'll definately go back.

I've been following the posts on this thread - and this is my first time to add my own post - and I have a general question about the development on Henderson Ave. area and would like some input. I have been looking at the area for a retail concept - related to home furnishings to fit a specific niche. The spaces that I am interested in is the strip of store fronts along 1900. One of my concerns is parking - there are some spaces in front - but I'm concerned where customers will park - or not park.
Also, does this area seem to be destination focused? Do you think people in Uptown, or any other urban areas, will come to this area to shop? For home furnishings?
I hope I haven't been to vague - and I appreciate any overall input to the area.

I live very nearby in Munger Place and I frequent many of the businesses near that intersection. Right now parking is not a major issue because the lot at the old Sandy's location is open. When that is developed and the valets become more prevalent, I would certainly say that parking for a business as you describe will become an issue. I wish valet stands did not exist on this side of 75 but I realize that infill pretty much mandates it. That said, people are much more likely to utilize valet parking for restaurants and bars as opposed to home furnishings. I would personally want to park very nearby. Just a personal opinion.

Living a mere couple of blocks from this location, I welcome unique & personalized business concepts like this moving in. Mind you, that location is the one that was previously occupied by Urban Asia, I believe. Per my previous post on that topic, not sure why that effort failed, it may have been too far ahead of the development curve, too limited in its customer appeal and they certainly made signage/advertising missteps. Things are looking ever more upward for that corner as the strip across the street is now being cleaned up and there's an additional retail space for rent next door. Regarding parking -- the antique & home furnshing places clustered up towards 75 have been well-established for years and not had much more parking per unit, yet still thrived. I think the key is to determine how to pull traffic further down along Henderson from that boutique strip. It's only a matter of time as the development continues....

Thanks to everyone for your replys and input. This is very helpful. Yesterday, I went in and spoke to the owner of SputnikModern - the former Urban Asia space. In the few days he has been open, he has been pleased with the traffic and interest - both are good signs.
Also, if you are interested - go to Andres Properties website - andresproperties.com and on their home page is a slide show showing many before and after shots of several of the buildings they own along Henderson. It's a great way to see all the change - at a glance.

Sunflower Farmers Market, a Colorado-based organic and natural supermarket chain, is opening in a former Carnival Food Store in East Dallas next year.
Sunflower is moving into a building that’s been vacant for more than two years. It’s located at 1800 N. Henderson Ave. which is just north of Ross Ave. and west of Greenville Ave.
In April, founder and chief executive Mike Gilliland said he expected to open five or six stores in the Dallas area over the next 18 months. He said shoppers in North Texas want more natural and organic foods at lower prices.
Sunflower has a Plano store under construction in about half the space vacated by Albertson's at Preston and West Parker roads. That store opens later this year.
Both the East Dallas and Plano stores are near Whole Foods Markets which is Sunflower’s real estate strategy, Mr. Gilliland said. In April, he said, “We like to locate near Whole Foods because they've educated the shoppers and we can sell to them at lower prices."
Whole Foods is renovating the building that once was a Minyard supermarket at Abrams Road and Gaston Avenue in Lakewood. The store, scheduled to open in January, will replace Dallas' original Whole Foods on Lower Greenville.
Sunflower’s advertising message is “serious food…silly prices.” Its produce departments include a mixture of organic and nonorganics. It sells natural and organic meats and poultry and almost 800 private-label grocery products. Sunflower says by stocking a limited selection, it’s able to keep prices lower.
Sprouts Farmers Market, a chain of small natural food stores based in Phoenix, opened its first area store in Plano in 2005 and now has seven stores in the Dallas area.
They are finally moving dirt on some of the new development just of south of Live Oak/Munger.

Everyone needs to check out Sushi Axiom (2323 Henderson)...they did a great job! If anyone here remembers what Fishbowl used to be like about 10years ago, I think it has that kind of potential (social environment wise). Delicious along with very healthy portions too.

Below is the website for Sushi Axiom in case anyone wants to peruse the menu. The Dallas location menu is not up yet, but it is available for the Ft.Worth location. Would assume the variety and prices will be similar.

yes, i was there. 1) we discussed crime..."don't be afraid to call the police"...there's a new email distribution list for people who want to be contacted immediately when crimes occur. At length talked about commonly seen suspicious individuals loitering 2) Bonham elementary low on operating funds because of the loss of students (down to 300 now)...although it's achieved exemplary status 6 years in a row. 3) city sponsored beautification projects we can implement (landscaping at Henderson & Fitzhugh medians to increase appeal when entering neighborhood...also new lit street signs). The budget is better than it's ever been

I agree and it would make sense to do it soon. The land in between Fitzhugh and Henderson and Capital and 75 is completely gentrified... with new high density apartments going up on the South side of Fitzhugh across from this lot and also a block North (can't remember if that is apartments or condos, whatever). I could see a nice little walkable mall there with a dry cleaner and other useful shops/services, but instead it'll probably be done wrong and end up a McDonald's, a convenient store and 100 parking spots.

Well, the retail space below those apts on fitzhugh right there behind buzzbrews, never rented. Not sure the apt. complex even kept that space as retail. Of course, now that that all these new rental units are going in, the demand for retail might go up. A new Post properties complex over here would be huge.

Apparently, Sandy's (corner of McMillan & Henderson) is now The Blue Collar Bar...
I'm not sure about ownership, but it appears as though the place; while still a dive bar (the side of the building had some "dive bar" reference on it), has been fixed/cleaned up considerably...certainly relative to it's predecessor. Looks good-

How about Stage II of the building housing the Capital Pub & the tapas restaurant now being culled out? And what's going on at the NE corner of Belmont & Henderson across from the new stucco condos?

Went to Sushi Axiom Friday evening, I would say less than 50% full...great decor, good sushi, not so good pad thai, and my friend got his entree roughly 20 minutes or so after everyone received their entrees...apparently his order was "misplaced." Nice place, hopefully they can improve in the near future.
Afterwards went to Veritas, cozy place...met the owner as well, nice guy. He indicated that they were still settling in as far as their wine selection was concerned. Excellent service provided by Freddy. Definitely would go back.

Yeah but that's considered "downtown" already next to the 24 Hour Downtown--and Bally's and Gold's in Uptown are close to there as well. The closest thing to the Henderson area would be the 24 Hour on Mockingbird/Greenville I guess.

The Tom Landry Fitness Center @ Baylor is not far from the Henderson area. It's at 411 N. Washington.

That place is $93/mo. or something like that ... plus I wouldn't want to run to that gym from Henderson. It's not exactly the safest neighborhood through there...

I frequently run that neighborhood late at night, including the 3 mile run from Deep Ellum to my SO's house on lower Greenville. Just take Henderson to Greenville/Munger to Swiss to Washington.

I renewed my Bally's membership on McKinney recently for $109.00 for a year. $73.00 a month sounds really high.

I was a member of Bally's, back when it was President's. Every year they send me an invite to rejoin for $99 a year. Before I joined Landry, I checked out the Bally's on McKinney.
To me, Landry is worth paying ten times as much.

I've tried it out. Two things: if I was going to pay that much, I would workout at Larry North Fitness in Highland Park (more clean and no students) and even $73 is still twice what I pay now.

We don't pay even close to $93.00 per month. Lot's of corporate discounts available as well as student discounts available. Seems like even a couple of the Neighborhood Associations were given discounts. Baylor of course and also several of the other Hospitals also receive discounts.
Heck, go in there and act interested and they will give you a free week to check it out.

Like a good lawyer, you know how to see things through rose-tinted lenses.
But there’s no need for the skewed view at Veritas Wine Room.
The new Knox/Henderson wine shop boasts more than 150 boutique labels, most of which are small production and hard to find. It’s the Texas-centric food menu that really sets the bar high, though.
The far-from-grocery-store variety includes cheeses from Nancy Patton’s Haute Goat Creamery in Lubbock, bison jerky from Hamilton, Wiseman House chocolates from Hico, and gourmet pates by local chef Brian Luscher (The Grape).
The operation’s owned by siblings Brooks and Brad Anderson, who happen to be lawyers by day. So if you need a dish of legal advice, that can be served up, too.
Looks like everything’s coming up roses.

Across Henderson from Barcadia a new bar / restaurant called "Blue Collar" is about to open. Sunflower Market which is going in the old Carnival location has had a lot of activity inside. I can't remember what they said about an opening date, but my guess would be by Jan. 2009.
Eunice Shriver was in town over the weekend and dedicated the new baseball field at the JFK Learning Center at the corner of Henderson and Ross.

Kathleen Kennedy Townsend set aside any lingering bitterness or ill will toward Dallas on Saturday to attend the dedication of a baseball field at the John F. Kennedy Learning Center in Dallas.
Standing at the pitcher's mound, Ms. Townsend recalled that her uncle, President John F. Kennedy, was assassinated in Dallas in 1963.

"Our family has had a tough time in Dallas," she told the crowd of more than 100 school officials and well-wishers gathered at the field at 1802 Moser St. in East Dallas.
She recalled that her father, Robert F. Kennedy, had written her a note three days after the assassination, encouraging her to move beyond the sadness of what had happened. She was 12 at the time.
"He could have been bitter, revengeful or cursed his faith," she said of her father. Instead, "he told me to work for my family, to work for my country and to be kind to others."
Ms. Townsend, 57, the eldest of Robert and Ethel Kennedy's 11 children, was lieutenant governor of Maryland from 1995 to 2003. She ran unsuccessfully for Maryland governor in 2002.
After a tour of the school named in her uncle's honor, Ms. Townsend praised the facility and noted its academic achievements, especially science scores that had exceeded the state average.
Although she also was enthusiastic about the new playing field, Ms.Townsend noted that the Kennedy family loved sports but favored touch football over baseball.
The new field, named for longtime baseball coach Dave Andres, was a community project spearheaded by Paul Stanley, a 17-year-old student at the Greenhill School, a private school in Addison. He helped raise the $60,000 cost of the project and enlisted support from the Texas Rangers Baseball Foundation and Reliant Energy.
The field will be used for a Dallas school district baseball program that will also be supported by the Texas Rangers. DISD traditionally has not offered baseball in elementary school.

Just noticed that on the Northwest quadrant of Belmont and Henderson, across the street from the Paseo condominiums, there is now a sign with a color depiction of what the luxury apartments will look like.
The sign indicates that the development will be completed in the Fall 2009. Once complete, I am sure business in the area and at the Shops at Henderson will strikingly pick up. Hopefully the pending development will draw more businesses / restaurants to the area.
