I say if it feels good why not... I don't see that East Dallas has done anything wrong no one said anything when Plano told Walmart they had to build a certain kind of store... or Copell makes developers keep trees that are a certain size.... We live here we should have a say in what goes in...

If this deal dosent' go through then that is too bad... i liked it except for the front parking...

No one on here has said much about it... nor have i heard anyone from the local community complaining about it.

ONCE AGAIN, there was no front to this development!!!! :realmad8:

The corner of Henderson and Ross(next to the old church that burned down) has been cleared and looks like site prep work is being done. Anyone know what's going in there?

I'm not sure either on that corner--there are no developer signs. Also, it looks like they are gutting the apartments on the SE corner of Live Oak/Munger.

Are you talking about the former site of the Merchant's Bank Building? I thought that was school property.

Also, the 'curved' shopping center on Henderson @ McMillan appears to be under renovation. Anyone know who bought that?

I'm pretty sure that I read that it was the Andres brothers.

...and it's awesome. They even have skee ball. A great addition to the area in my opinion. They will definitely get some of my discretionary spending dollars this weekend.

Just went in there and played Spy Hunter for a quarter. Seriously old school. However, I had hoped for a beat up pool table and a kick ass juke box. Perhaps they'll add it. If not, still a cool place to hang out for a bit. Like the patio.

About the pool table and juke box, does anyone remember the Cocky Crow Icehouse on Knox (now it's that sofa boutique)? I think a reincarnation on Henderson would be a big hit.

I need to check out Barcadia tonight.

I love Henderson. To me, its growth has been very organic. Bits and pieces here and there by people who care about the area. It doesn't come off as phony, like so many of the master planned neighborhoods do. It's not splashy. The places on that street fit in. Lots of local neighborhood type joints.

There is a write up in today's Dallas Observer about a new wine concept (Veritas) opening next month in the Shops on Henderson (former Jerry's Supermercado). Wine seems to be the new black. I live in the hood and I am very much looking forward to this concept. On a different but similar note - Sushi Axiom which is adjacent to Veritas is knocking it out on the finish out. Go peek in the window.

Phoenix Property Co. is really gettin after it on the SW corner of Belmont and Henderson. They will be right up against the big UDR apartment project with this one.

Motored by the 6-week-old Glo Lounge on Tuesday evening and got an informative earful
of club land tittle-tattle from owner/manager Bill Teague, who spearheaded Sunset Lounge before moving over to this project. He's got similar aspirations for Glo: Sart slow, develop loyal regulars and, hardest of all in the hyperbolic night-life world, don't overpromise.

Glo is one of the early openers -- the other is the Pulchinella Italian restaurant next door -- in a strip center wrested from the bones of the old Jerry's Supermarket, at Henderson and Capitol.

Glo, like Sunset, looks good for the money. Not posh, but not chintzy either. Curvilinear wood frame false ceiling. Forty-foot bar in spackled marble, with backsplash outlined in red neon. A line of elevated, leathered-covered banquettes can be reserved for bottle service, but don't have to be. DJ booth and restrooms abide at the back of the long, narrow room.

DJ Willie Trimmer of the 12inchPimps spins there tonight. No cover.

Driving down Bennett Avenue just east of North Central Expressway, it's easy to wonder what happened to the neighborhood.

Parts of four blocks at the intersection of Bennett and Belmont avenues are being plowed up by heavy construction equipment. The rows of old apartment buildings that once occupied this East Dallas district are nowhere in sight.

"It was all 1960s vintage apartments and in pretty bad repair," said Mark Culwell, senior vice president with developer UDR Inc.

In place of the old rental complex, UDR is starting work on a 465-unit apartment project called the Belmont.

The four-story buildings along Bennett, Belmont and Capitol Avenue are just coming out of the ground and will take almost two years to complete.

UDR has been working on the project for more than a year – buying up the real estate, getting it rezoned and working on building designs.

The Belmont is one of a handful of such projects, adding up to more than 1,500 units, that Denver-based UDR is doing in the Dallas area.

Mr. Culwell said his firm decided to redevelop the East Dallas neighborhood between Henderson and Fitzhugh avenues because of its central location.

"It's close to Baylor Hospital, downtown and Uptown," he said. "We think you can create greater value doing a project like this."

The Belmont units will go for about $1.30 a square foot a month.

The project was designed by the Dallas office of Memphis-based architects Looney Ricks Kiss.

"We are using a hybrid design, with the buildings pushed up to the street," Mr. Culwell said.

The parking will be in a large garage or open lots behind the buildings.

"The design is contemporary – it reflects the new urbanism," he said. "We will use some bright, bold colors."

Andres Construction Services is the general contractor.

"This type of work is the majority right now of our business," said Andres' Chris Wiley.

The first units should be ready by summer 2009, and Mr. Culwell expects demand to be good.

"As we start paying $4 per gallon for gasoline, it's more of an issue to have a close-in location," he said.

I believe Andres Construction and Andres Properties are two completely separate companies. No relation as I understand it but I could be wrong.

Veritas Wine Bar and Soley! coming to 2323 N. Henderson
I still have to remind myself that 2323 N. Henderson is now a destination spot for lunch and dinner. It's far enough from both Ross and Central Expressway that unless you're specifically headed there, it's easy to forget about it. But the tenants are working to make it less and less easy. I've heard Capitol Pub is hoppin' on the weekends, and Glo Lounge seems pretty swanky from its website. I haven't been back to Pulcinella in a while, but I hope it's still as solid as my first visit.

I grabbed lunch with some colleagues today at Fish City Grill, which I've written about before. The service was still excellent and the food tasty (except for the clam chowder, which has a strange spice, so go with the jalapeño soup instead). We asked our server how business was, and she told us "hit or miss"; sometimes the place is full and sometimes only a couple of tables are taken.

I also tried Natsumi recently; their daily special — pink lemonade organic fat-free frozen yogurt — was my pick, and boy, was it tasty. I'm sure the summer sun will lead me in that direction sometime soon.

When I visited today, I saw signs for Veritas Wine next to Pulcinella and Soley! next to Capitol Pub. I did find a Veritas Wine online with various locations throughout the country, but don't know if it's the same company, or whether it's perhaps related to the Washington, D.C. bar. I sent out an e-mail to check. The only information I can find on Soley! is that it's currently hiring.

It appears that Andres Properties owns most of that stretch of Henderson. The company is leasing 2323 N. Henderson, and it looks like they're developing some retail space at the corner of McMillan and Henderson, offering retail or office space behind Cafe San Miguel, and trying to find a buyer for the old Carnival store — among other things.

Last night, I went to Capitol Pub - fantastic watering hole. According to the crowd that was present, others seem to agree.

It's amazing how the whole area has changed (in my opinion, for the better).

Natsumi puts out a great product and I love the design.

I read in the Dallas Observer a few wks ago that Veritas is owned by two brothers who run the little law practice on greenville avenue adjacent to the Dubliner. I don't think there is any connection or association w/ the Veritas in D.C.

It seems that construction is proceeding full speed ahead on the corner of Belmont and Henderson. Does anyone have any renderings of the project?

I had my same rant on Ross Ave. I have to ask...with all the new development, is the plan to make Henderson Ave driveable in the cards? I think I left an axle somewhere between Belmont and 75 the other day.

Don't know. Next time I driver by, I will check and see if there are any signs.

And yes, the pavement on Henderson, Ross, and Lower Greenville is less than acceptable. Wake up city government. Our limited resources should be spent on these type of issues, not a hotel.

Actually, I like the" faux Italian village" (and i usually hate the "faux Italian Village look and most other stucco projects in the dallas area) - it appears to be a quality project.

Phoenix Property as in "The Phoenix" on Mockingbird. If this is an indication of the quality of the stucco work, I would start looking elsewhere. Also the people who brought you the psuedo-village, West Village. Still not a fan architecturally, but I appreciate it for the concept of mixed-use development.

I was just about to post this. I drove by there about ten minutes ago and Barcadia & Capital Grill both had a good amount of people on their patio.... on a Monday. This area really looks like it's coming alive.

Also the people who brought you the psuedo-village, West Village. Still not a fan architecturally, but I appreciate it for the concept of mixed-use development.

It will also be interesting to see how well the condos sell in the current "weak condo environment" vs the desirability of an up and coming neighborhood/location...
I guess alot of that will depend on finish out and pricing (implied value)

I was sorry to see that the Urban Asia boutique shut down. It wasn't my style personally, but it was nice to see such individual retail spaces pop up in the area. Perhaps it was a little too far ahead of the curve. Although their sign which didn't show the name of the store on the marquee couldn't have helped at all. I look forward to the next venture to occupy that space and wish it well.

I agree the signage was a problem. It took me a while to realize that it was a furniture store. At first (and for a while), I thought it was a restaurant of some sorts (i drive down henderson every day to and from work). The 70 percent off sale should have been a sign that was business was slow.

Can anyone shed any light on the project that has begun on Ross directly across the street from the Fiesta at Henderson? The property backs up to the old Carnival site. Looks like quite a bit of dirt moving around.
