...at this rate, the population of DFW cmsa will be over 6.5 million by the 2010 census:
North Texas' population increases to 5.57 million
By ROY APPLETON / The Dallas Morning News
North Texas grew by more than 400 people a day last year as the region posted another six-digit gain in population.
The number of residents increased by an estimated 152,750 in the 16-county area around Dallas. At year's end, the region was home to 5.57 million people, according to figures released Thursday.
The annual projections by the North Central Texas Council of Governments show continued expansion of the area's northern suburbs, pockets of trend-busting growth to the south and striking gains in the urban centers.
The region's two largest cities accounted for 17 percent of the growth, with Fort Worth adding 15,750 people and Dallas gaining 10,450. And the pair led the growth chart for the first time since the Council of Governments began compiling such numbers 29 years ago. Dallas and Frisco, with respective gains of 9,270 and 7,186, topped the list in 2000.
Forty-three percent of Dallas' growth last year was inside the Loop 12 inner ring and is a "positive sign of resurgence" at the core, said Rocky Gardiner, manager of research for the Council of Governments.
That amounts to about 4,300 new residents, more growth than in all but five other cities. "It seems like a success story," more indications of a central city comeback, Mr. Gardiner said.
Fort Worth, with about a third of its land undeveloped, grew mostly to the north and northwest, toward Alliance Airport and major employers such as Lockheed Martin. It's a sign of the city's "continued emergence," Mr. Gardiner said.
Dallas also experienced notable growth in southwest sectors, he said, and both cities are "creating their own suburbs."
Steve Murdock, the Texas state demographer, said he hadn't seen the estimates but wouldn't count on the Dallas and Fort Worth numbers heralding significant changes in and around downtown.
Census data have shown Texas' largest cities growing mostly from natural increases and non-Anglo immigration, he said, "not from gentrification or people moving back from the suburbs."
"There's not any indication that we're having a massive turnaround in our central cities."
While cities may lean on the population estimates for self-esteem and luring businesses, the Council of Governments and other agencies use the numbers for distributing grant dollars.
The growth estimates begin with building permit and completion reports from the cities.
Council researchers then apply an occupancy rate based on the type and age of housing and use census figures to estimate the average household size – an ultimately the population – of each city.
The 2001 numbers also show:
• The region's growth was the second-largest in recent history, trailing the 160,750 increase in 1999. Revised figures showed a gain of 141,500 people in 2000.
• Tarrant County added 41,150 people to lead all counties, and Rockwall was the fastest-growing county at 8 percent.
• With a 46 percent increase, Little Elm in Denton County was the region's fastest-growing city for the third consecutive year.
• Eighteen of the region's 147 cities posted double-digit growth rates, with four northern suburbs joining Little Elm in the top five: Murphy (Collin County), Roanoke (Denton County), Frisco (Collin) and Royse City (Collin and Rockwall counties).
Two southern suburbs, Midlothian and Red Oak, had double-digit growth as well.
• Thirty-three cities added more than 1,000 people, with Frisco, McKinney and Arlington next in line behind Fort Worth and Dallas. The list includes southern suburbs Mansfield, Cedar Hill, DeSoto and Midlothian.
• Ninety-six percent of the growth occurred in the region's nine urban counties of Collin, Dallas, Denton, Ellis, Johnson, Kaufman, Parker, Rockwall and Tarrant. With an estimated 5.27 million people, the area is as populous as Oklahoma and New Mexico combined.
• The four largest counties – Collin, Dallas, Denton and Tarrant – accounted for 84 percent of the growth.
• The Council of Governments estimated no change in 46 cities, in many cases because of a lack of information. And three cities – Mineral Wells, University Park and Westworth Village – lost population, according to the estimates.
But overall, the numbers brought no real surprises, Mr. Gardiner said.
"The big surprise is when we stop growing at this rate," he said.

I love that the city of Dallas had such a major ammount of growth within loop 12... most certainly a good sign.
This really surprised me, though I guess perhaps it shouldn't have:
the area is as populous as Oklahoma and New Mexico combined.
Small states to be sure, but its still a rather amazing fact, I think.

Tarrant County expected to exceed Collin's growth rate
McKinney Messenger
By: K. SHELBY CLARK , Staff writer 05/05/2003
ARLINGTON -- While McKinney ranks number one among "small cities growing fast," Tarrant County will surpass Collin in leading the region's population growth by 2030, according to reports released last week by the North Central Texas Council of Governments.
Current population estimates and demographic forecasts show Tarrant will lead in region in adding more than 800,000 new residents, or 60 percent, by 2030.
Collin is projected to add an estimated 670,000, or 137 percent, putting the county at 1.1M residents in 2030.
"Tarrant is getting its turn like Dallas County once did," said Rocky Gardiner of NCTCOG research and information services.
Dallas County is beginning to show signs of build-out as only 26 percent, or 580,000 people, is projected within its bounds.
Plano estimates it will reach built-out in the relatively near future.
"Plano came to us and said 'we don't expect to still be growing in 2030 for the most part,'" said Gardiner. "So when the growth's not there, they are going to have to reinvent themselves."
While population projections only show an increase of 34,000 new residents, or 15 percent, Plano's employment sector shows strong growth projections, which may boost the municipality through build-out into 2030, research shows.
McKinney ranked atop the list of small cities growing fast, as the council described such growth particularly among Collin and Denton counties, with 170,000 new residents or 320 percent growth.
Other small cities seeing such a boom include Little Elm, which promises growth of 415 percent; Celina, which will see 890 percent growth; and Fairview, which will see 590 percent growth.

DFW gained 146,400 in the past year.
DFW gained 592,550 since 2000.

Also, think about this:
In the three years between 2000 and 2003, Dallas grew by about 17k people
In the one year between 2003 and 2004, Dallas grew by about 9k.
That means that in between 2000 and 2003, dallas grew by an average of 5700 people per year, and that number has risen by 3200 to 9000. I'd say that's very significant.. especially for a city thats "falling apart," as portrayed by the DMN.. but that's a completely different thread.

Yes, this data was released on 4-23-2004.
So it looks like DFW is on pace to hit 6.6 million by the 2010 census.
2004 population for the core counties and how much they gained since 2003:
Collin 615,200 +32,900
Dallas 2,295,800 +23,600
Denton 528,950 +21,550
Tarrant 1,589,200 +39,950

I don't know if I should be suprised or not by Tarrant Co. gaining more people than Collin Co... But, Collin County is to Dallas what Northern Tarrant is to Tarrant. If that makes sense. In other words, population growth hasn't extended as far north near Fort Worth as it has Dallas. population growth seems to be at US 380 in the Dallas metro area and near Alliance Airport in Fort Worth.

I did not even think about that. Where do you think most of the new growth occured?
Off topic...but kind of related...when was the last time Dallas annexed land?

23 April 2004, 05:33 AM
Dallas annexed a little land south of Lake Ray Hubbard maybe 3 or 4 years ago, and a suburban development has been built there. Not very much of a people gain. I would bet the growth would be mostly inner city. From my walking adventures I'd say most of what is being built in traditional North Dallas > Upper Middle Class stock. I'm talking $600,000+. There are a few new areas of housing in South Dallas as well, but nothing like Uptown, Knox Park or the Bryan Place area where new housing units are popping up like mad and are being filled with 90%+ occupancy.

Census estimates make Big D feel a little smaller
San Antonio takes over as nation's eighth-largest city
10:47 PM CDT on Wednesday, June 23, 2004
By PAULA LAVIGNE / The Dallas Morning News
http://www.dallasnews.com/sharedcontent/dws/dn/latestnews/stories/062404dnmetsmallerd.9ab4.html
Dallas' new slogan "Live Large, Think Big," should have come with a warning:
Watch your back.
San Antonio has clambered over Dallas to become the nation's eighth-largest city, making Not-So-Big D the only top 10 city to slip in the national rankings since 2000, according to U.S. Census Bureau estimates released today. As if that weren't enough for Dallasites to handle, the new data also show that neighboring Fort Worth is the fastest-growing large city in the United States in terms of percentage growth.
New York City remains the nation's most-populous city, with 8.1 million residents. Los Angeles, the second biggest city at 3.8 million people, saw the largest population increase, adding 125,209 people. Falling to No. 9 nationwide and No. 3 in Texas disappointed Dallas Mayor Laura Miller, but she said she was confident that making improvements in the city and developing the Trinity River area would bring Dallas ahead again. "It shows that we have to be very aggressive about getting our downtown revitalized, getting our Trinity River project started, and making our neighborhoods attractive, safe and beautiful," she said. When that's done, she said, "our river project will put the [San Antonio] Riverwalk to shame."
San Antonio Mayor Ed Garza guessed that Ms. Miller's comments stemmed from lingering sensitivity over losing a bet last year involving the two cities' rival professional basketball teams. "She had to fly that big Spurs flag," Mr. Garza said. While it's fun in Texas to ascend to second-city status, Mr. Garza said, the real focus has been on quality growth, measured by changes in income and education. "The good news for Texas is, our cities ... continue to grow and find ways to work together to make Texas the best state in the nation," he said.
Fast-growing Fort Worth has lured new residents and businesses by offering civic and cultural attractions, a vibrant downtown and strong neighborhoods, Mayor Mike Moncrief said. "Most important is the 'can do' spirit of the people who live in Fort Worth, Texas," he said. In April, Fort Worth was named one of America's Most Livable Communities by Partners for Livable Communities, a nonprofit leadership organization. "We have a wonderful quality of life in Fort Worth, and people are learning about what our city has to offer," Mr. Moncrief said. San Antonio, Fort Worth and, to an extent, Houston have an easier time growing than Dallas because they can stretch their boundaries farther and build their stash of vacant, developable land, state demographer Steve Murdock said.
"Dallas is much more of a contained city," he said. "It is now surrounded by fairly large suburban cities."

Talk about media hype. This article makes no mention of metro population.
There's nothing to "feel small" about. The city of Dallas gained 9,000 new residents last year without sprawiling suburban developments. That's pretty good for pure urban growth. A decline in population would be bad.
I don't think these guys feel small: (source: www.emporis.com)
Miami: 374,791 in city and 5,288,796 in metro
Atlanta: 424,868 in city and 4,844,526 in metro
Boston: 589,281 in city and 5,815,222 in metro
San Francisco: 751,682 in city and 7,154,350 in metro
Compared to...
San Antonio: 1,194,222 in city and 1,820,719 in metro
(These all seem to be last years' #s. Dallas: 1,211,467 in city and 5,784,645 in metro )

You have a point, Psukhu. A small, less important metro like San Antonio will sometimes try to pump up its ego by bragging about the size of its... municipal government. A completely meaningless statistic.
Real metro areas, like San Francisco and Boston, don't need to do this.

Who cares that San Antonio city limits is "bigger" than Dallas? Sanantonio and Houston can keep annexing its own suburbs. The trend in Houston these days is to move as far out as possible in unincorporated areas just to avoid annexation and taxes. Luckily we dont have this problem of "avoiding Dallas annexation high taxes" in favor of lower county only taxes here because Dallas is surrounded by incorporated suburbs and those are surrounded by more incorporated suburbs.... For the most part your only choice is to live in an incorporated area unless you are a farmer other wise you will have to provide for your own utilities because utilities in the Metroplex are run by the cities not the county and it should be that way. If you want to live in an unincorporated area you shouldnt have urban services. As a result Dallas' suburbs are more condensed than Houstons'.
Dallas city limit is big enough. I would like to see Dallas become a little bit smaller instead and more managable. The city needs to spin off suburbs like Oak Cliff, Pleasant Grove and Renner/Far North Dallas into their own cities and school districts and police departments.

The Dallas City Council covers too much territory to be effective as a municipal service provider, and it doesn't cover enough territory to govern the Metroplex.
Perhaps the Metroplex should be comprised of incorporated boroughs of about a quarter milliuon people each... that might create a body large enough to have some ecoomy of scale, yet not so large as to fall into political conflict instead of simply providing municipal services.
Actually, Greater London is organized like that... several dozen boroughs, comparable in authority to Irving, Arlington, Garland... and the City of London... its downtown... at the center.
If downtown Dallas were a seperate incorporated municipality, things would really be different, eh?

Yikes, I completely disagree. More small cities just leads to more political and economic conflict. Plus, Dallas would be worse off without its wealthier northern tax base.
A city like Houston that has the ability to keep annexing land puts itself in the best situation by capturing much of the new development and preventing (or at least making it much more difficult) "white flight" from leaving its city limits. That way the new, higher value construction continues to support poorer areas of the city and keep the total infrastructure in better shape instead of creating economically separated suburbs.
I think regional government arrangements are the best solution, but in their absence a city that can keep annexing land would be in a better situation than one that couldn't.

I used to live in an area of Harris County than was not part of Houston. Then one day it was. :D
Warlock, I agree with all of your points about white flight. But now, the trend is to also live in a trendy urban environment.
Since the City of Dallas has no land to sprawl on, I think this has made the city more urban focused. This in turn is attracting upscale urban residents. So in this case, Dallas is getting the upscale developments that are raising the property value (and the tax base).

I just read the article in question. The quote is "San Antonio has clambered over Dallas to become the nation's eighth-largest city".
The statement becomes much less impressive when you rephrase it as ...
San Antonio has clambered over Dallas to become the nation's eighth-largest municipal government".
That's a good reason to use clear, unambiguous, well-defined words (like municipality) instead of ambiguous, confusing words (like "city").
Does anybody have a problem with clarity of expression? Well, maybe San Antonio boosters would like to obscure the distinction...

Aceplace you hit the nail right on the head. I can't help but think how many times my brother and sister-in-law tried to sell me on the idea that I should move to Houston because it was a larger city much more like NYC, and the time one of my frat bros back in college tried to tell me that his hometown of San Antonio was much larger then Dallas. Someone else posted the statistics of Boston, Miami and another. There is this hometown pride that I have more so in Texas then when living in NYC. But if these people need to say that there city or better municipality is larger then Dallas then so be it. But they forget the same land mass that holds "larger" municipalities has a smaller population once you put that same boundary over just the Dallas side of the metroplex. But its just an argument to ruffle some feathers.. Obviously it has including mine.

Idiots have been telling me this all day. They think the article is talking about metro sizes.
Just have them look at this: (SA all the way down at #37)
http://www.nielsenmedia.com/DMAs.html
Metro size drives commerce, not municipal size.
The latest rankings for metro popultations will be out in fall:

Here is the biggest difference between SA and Dallas.
Look at SA (http://www.ersys.com/usa/48/4865000/apt.htm)
Look at Dallas (http://www.ersys.com/usa/48/4819000/apt.htm)
SA is a not an apartment ladened city.
I love going to SA. Mainly for Seaworld and some friends. Seaworld isn't coming to DFW, So i will go to SA. Love that place. I would rather take a weekend trip to go to SA's Seaworld than go to the World Aquarium in DTD. I just didn't see the WOW factor for the price.

I agree that as it stands Seaworld is much more impressive than the Dallas World Aquarium.. But there's somthing about the World Aquarium being right in the middle of an urban area that almost makes up for it. And it's unique enough from Seaworld that, for me, each has its own draw. And I prefer not having to drive for hours to get to a city where I get very bored after a day or two, and instead taking a 40 minute train ride/walk to the World Aquarium ;-). But I do agree with you to an extent. Is it the size that makes you feel that way? Because that's how it is for me. I acutally think he DWA is a little bit more classy, and if it were three times as large as it is now, it would give me an equally impressive (but very different) experience to Seaworld, I think.

I didn't mean to downplay the DWA too much. It certainly is a interesting place, especially being in DTD. I just didn't get the WOW! factor that I've heard it pumped up to be. I guess I was expecting to be totally blown away, but I was blown away by the price for such a small place. :D

Haha I will agree with you there! I've always thought it's a bit too expensive for its current size. But it all goes to saving wildlife and preserving wilderness areas, so I bet that makes you happy ;), I know it does me!

I wonder if anyone has approached Disney to build a theme park near San Antonio. Disney, Texas - that would be great. Just think of the merchandizing bonanza for Disney with every character wearing a cowboy hat....

If that happened, we'd feel the increased traffic up here.

I wish they would put something like that in Dallas.

Yeah, or not. How bout.. DALLAS..?
I hate San Antonio now.. more populous than Dallas. stupid annex-happy jerks. Just like Fort Worth.. "we're the fastest growing large city in the united states!" yeah, cause you annex thousands of acres of land and put crappy subdivisions up. congratulations, idiots. Sorry, but if Dallas annexed say, the ammount of highly-developable land like San Antonio did and say, gobbled up Plano- Dallas would have almost 1.5 million people. Plano should merge with Dallas just to spite stupid SA.

^no need to be angry at them. There are usually reasons to annex land. Dallas had its chances.

Eh, it's not that big a whoop (although Fort Worth in the top 15-20 would get lots of attention). Let them annex upwardly on the population lists, Dallas, the municipality, needs to focus on promoting the development of an all inclusive urban core. Unlike the explosive population growth of Northern cities, a densely populated central city is developing in Dallas because people want the associated lifestyle rather than developing out of necessity to be near a job; so individual developments, while not necessarily coordinated, will be thoughtful toward a more liveable sardine can. Despite the suburban competition, Dallas is the sunbelt city most likely to see the reappearance of single dominant job center anchoring several sizeable yet subordinant job centers. Plans for a giant park with a bonafide forest, rail lines leading into the central city and plenty of recycleable land (population without annexation!) makes it very easy for downtown to gain national prominance. Even with potentially disasterous Project Pegasus inconveniences, the CBD and uptown should show a steady increase in the tally of daytime occupants. Possibly the most favorable aspect of the metroplex is that Dallas and Fort Worth seem to be such different cities - oh no, polar opposites which attract people like a magnet.
Besides, I think Disney would be more appropriate in San Antonio than Dallas. I'd rather see another movie production studio in Las Colinas and a few more high profile hotels in Turtle Creek.
