There hasn't been any activity at the building in a while. Anyone know anything?
I recently caught this before/after visual by Green.Grass.Studios (http://www.greengrassstudios.com/):
If this building is torn down, someone had better put one hell of a park/plaza there! I love this building and would redevelop it in an instant if I had the money (parking be damned).

Let's hope so. That building would be perfect, from a pure living stand point. The problem is there isn't a parking area nearby. I wonder if they could do something with nearby buildings.

Sorry if my comment caused any confusion. I thought it was self-evident that the visual is an edited photo for the sake of comparison. I think it was probably prepared for the city. Perhaps member GreenGrass can confirm who it was done for and why.
Anyway, thanks for noting that this is supposedly a 3j Development project. That's news to me. I don't think it has been noted in any media before. I thought we'd see some work from them on 1600 Pacific and/or the Praetorian by now.

He expects to begin construction on the first renovation within nine months.

211 N. Ervay is a 148-unit apartment project in downtown Dallas, Texas. The existing 18-story retrofit and renovation from office to residential will commence with pre-development at the end of 2005 with construction starting in 2006.

I'd like to believe this. However, I somehow doubt there is any progress. And I just e-mailed the company asking for an update. It bounced back saying that mailbox didn't exist.

I'm still hoping that the funding will fall through for the condo project, and they'll knock it down and put up a park like the Parks and Recreation team had discussed when we went to a Downtown Residents meeting a couple of years ago.

Main Street mostly, plus I see them take them to Pegasus Plaza a lot. That's the only green area within a block of us, from what I can tell.
My windows face that ugly blue facade, and I would be very happy to see it gone. I fear that if it turns into condos, any small amount of privacy I might have with my loft windows would be completely gone, as would any of the Elm-Street facing lofts.
EDIT: And I heard a rumor that they might take a part of the rooftop on the Wilson building and turn it into a Dog Run, but that was quite a few months ago and we haven't seen any progress on that at all. I would hate to see my rent go up for that amenity. Maybe they can make pet deposits for dog owners go up instead.

That comes with living in a high rise downtown. You'll get use to either keeping your drapes closed, or the possibility that someone can see you. My unit at the Davis at people from The Adolphus, Manor House, and One Main Place looking in...you just got used to it and lived with it.

The businesses are only during the day, and street traffic can see us a little bit (from the waist up mostly) as they drive down Elm if they look up at all. We're used to a certain degree of privacy loss.
But having a condo directly across the street would put someone in the direct line of view of our loft at all hours of the day and night.
I'd still rather look at a park. :)

I understand what effulgent is saying, but also that privacy loss can be part of dense urban living. At my first loft in 1900, I had full view of several floors of the Bank One/Chase Bank building, and I assume they could probably see me as well. This was OK though, as it was an office building. Now I'm in an inner unit that overlooks the "courtyard", and can see straight into almost ten different units...if they ever open their blinds, which they don't seem to. But if I need privacy, I just shut the blinds.

They put new light bulbs on the Elm/Ervay intersection. At any given point, 24 hours a day, with every blind completely shut, I can clearly see a walking path anywhere in the loft except for the bathroom. It's so bright at night that it's hard to tell when the sun has completely gone down because it never gets dark in here.
We used to enjoy leaving the windows open at night to enjoy the view. Not anymore. The lights are way too bright.
We've talked to Post about getting some Blackout blinds for the bedroom at least, but they have fought us a bit. We're going to push it again here soon. Since they put that second light in, I haven't been sleeping well at all. It seriously looks like early morning all the time. If I take a nap and the sun goes down while I'm sleeping, I can't tell that it's nighttime when I wake up.
These lights are BRIGHT!

Probably means nothing, but I noticed a worker of some kind milling about in the lobby. Then on the way home from work, I noticed that someone left the lights on in the abandoned Chinese restaurant on the first floor.

^ Something is in the works. I can't tell you what, b/c I am not sure exactly what the proposals are, but something is in the works on this building. The developer is currently solicting architects for a conversion of somesort.

That's what we told Post management a year ago. They've still done nothing about it. The shades we have are rather thin and still allow enough light through at night that I can read without any lights on. If you have an idea of how we can convince Post management to replace our shades, that'd be great.

I'd love to see that building lit up at night. I would add a lot to that part of downtown, and create a little bit of synergy between Thanksgiving Square and the Main Street District, once the Gables at Republic Towers and Mosaic are occupied.

That's been dead for a long time. As of a few months ago, the current owner was still scoping what they can do with it (residential conversion being an option).

I am hoping that, even if the new onwers don't start the construction right away, they at least clean up the entry way. It smells so bad now, I make it a point to walk on the other side of Ervay.

There are lights on and people inside cleaning the old Asia Wok restaurant area on the ground floor. Is something new going in this space? The other empty retail areas haven't been cleaned out at all.
I've also heard that the city is trying to have the corner liquor store's license revoked.

Not only here but the old buildings on Main Street and facing Commerce between Neiman's and the Joule are still being cleaned inside and out. Also the empty restaurant spaces between City Tavern and Which Wich are being cleaned out. My best guess is someone just wants things cleaned up so they don't look so bad through the windows.

This is for another thread, but you will never see a new high-rise built with units under $1,000/mo. Be happy that you can rent at Manor House and 1900 Elm for under $1,000. Now, if we're talking about low-income housing (otherwise, rent controlled) those will be included in buildings like the Atmos Lofts and Continental Building. And of course there is permanent supportive housing in buildings like 511 N Akard (otherwise known as Citywalk@Akard). Speaking of Citywalk@Akard, I would love to see 211 N Ervay redeveloped into workforce housing (Citywalk@Ervay does have a nice ring to it).
I would love to do a project at 211 Ervay. I really love turquoise. And it was built in 1958, the same year as 511 Akard.
I already have sketches and a pro forma.
In fact, I want to redevelop every highrise built in Dallas in 1958!

^ I'd love to see something done with 211 North Ervay (http://en.wikipedia.org/wiki/211_North_Ervay) that leaves the turquoise. It adds a lot to the energy of the skyline. I've always thought smaller residential units without parking (give every resident a scooter they can store in the basement) would do well here, right in the middle of all the action.
The same kind of thing could be done to 505 North Ervay (http://en.wikipedia.org/wiki/505_North_Ervay).
