With the start of the new "port of dallas" along I-45, i wonder how much development will happen in that general area...i know that some of the undeveloped land is "undevelopable" due to it being part of the "great trinity forest"......but there is already a small group of single family residences S of Overton and N of the sleepy hollow country club.......its a given that there will probably be some smaller businesses like gas stations and convenience stores right in the immediate vicinity of the ":port"....but does anybody think that there will be any new subdivisions built, or maybe a couple of smaller industrial parks built in the area
one thing i considered is instead of putting $$ into a down payment on a home this year at tax time, investing that money in some land around the area of old central expressway(310,sm wright freeway) and overton/linfield/loop 12 and trying to open a small mobile home park.
how much of this land is "undevelopable"? and if any is developed how do yall think it will(or should) be developed?

Well now where the intermodal yard is there is a Loves Truck stop being built across the freeway. It is a brilliant move because of the large volume of trucks that go there. Either they are starting their journey or ending one, they will more than likely stop. I see more industrial parks and then maybe subdivisions with cheaper homes 80's/120's. The people working at these warehouses arent make a ton of money but they will be are well. I see more of an impact as far as companies building here.

I wondered if they were gonna do that....i figured they would but wasnt sure due to the flying j and that other truck stop right off 20

I'd like to see a freight airport constructed there. Connected to the inland port, it would be a huge economic engine for the area. It would quickly become far more significant than Alliance Airport.
I'd also like to see warehouse developments like Pinnacle Park move in the direction of southeast Dallas, connected to the inland port. We're just too stupid to realize it yet, but Pinnacle Park is built on the beautiful escarpments of Southwest Dallas; those escarpments head out into our own version of the hill country, and one day, we'll want parks, trails and high end neighborhoods down there instead of rows of warehouses.

I do agree that if a freight airport was built this area could outgrow alliance
and they could also put a DART hub over there too

I believe a future cargo airport is part of the inland port. I do not think there are any plans to build it in the near future. I do not think any land has been set aside for it. However, I have heard it mentioned by those more closely associated with the project.
