Does anyone know if there is something definitive coming up for 1417 Commerce? This is the property nestled in between the Magnolia, the Joule, and Iron Cactus.

I was on a walk today and noticed some renderings hanging in the window. They are posted at http://hubcityproductions.com/illustration.html, see the attachments below.

It looks like two different proposals. Both seem to eliminate the barrier between Pegasus Plaza and Commerce, making a pedestrian connection with ground level retail. This would be good for Iron Cactus.

Looking at the renderings, you really get the idea that this property is a development lynch-pin and creates a nice pedestrian corridor. I like the tower better, although I would hope they do more design work on that parking garage facing Commerce. They need ground level retail there, too.

I have seen renderings in the window of that property before, so I was wondering if this is just another tease or not.

Oops, sorry, I see that this is on the Joule Thread as well. Seems to be an old rendering, just speculative I guess...

Hmm. Well, I did notice that this property is the "featured" real estate deal on the front page of the Dallas Business Journal:

They are pushing the low-rise development using the existing buildings. I guess the tower is out.

I think the tower is beautiful but too funky to fit in the Main Street historic corridor.It should be next to the new Convention center when it's built.
The new low-rise is nice and will enhance the Commerce Streetscape greatly.If the project turns out to be roughly similar to this (with all the nice trees and sidewalk),I'm very happy:
