I was wondering if anyone on this board knows anything about the newer apartments springing up in oak cliff, particularly the ones right by the raceway on ledbetter and 35, the ones on overton and 35 that are still under construction(right behind the alternative school and Big T), the new rosemont apartments on overton and illinois, and the new one right on E ledbetter?

is the quality of liffe pretty good? are teh apartments themselves ok? what is the demographic(in other words, old young, families, singles, and are these places 100%black or are they racially mixed at all)

I'm a little too busy right now to pull out demographic information, but that information is readily available online. I would do something like go to NCTCOG. (dfwinfo.com, nctcog.org). They have an unthinkable amount of information regarding everything from demographia to development in DFW. Specifically, here's the demographics (http://www.nctcog.org/ris/demographics/) page there. I didn't immediately find something, but I know for a fact that that information is available on there somewhere. I've also seen a set of maps that shows racial concentrations in the city of Dallas.. it's posted somewhere here on the Forum, if you're feeling handy with the search.

I've noticed the apartments going up on Ledbetter/I-35E and the ones at Overton. They both look very typical and are designed to be the most cost effective, so if you're looking for something nice, this probably isn't your deal. If you're looking for a good deal, then heck, go ahead. Dallas will take any development south of I-30 so basically any proposal is rabidly supported even if its not necessarily a good development. They're also putting in some homes down at Laureland/I-35E.. or, better, between I-20 and Loop 12. They're also very cheap and are build strictly up-to-code, no better. Cheap -- 80s-low 100s.

When it comes to run down parts of town, Dallas has to have one of the prettiest in the world in Oak Cliff. I'm surprised more people haven't discovered and made the move to Oak Cliff.
