(NYSE:HOT - News) and its stylish W Hotels division revealed today at the Phoenix Lodging Conference, the official name and concept details for its much-anticipated new brand in the select-service hotel category: aloft. Conceived by the same W Hotels team that is widely regarded as creators of one of the most successful new brands in decades, the aloft brand will bring this tired, stagnant travel segment to new heights.

In the same way W Hotels broke through the clutter of conformity in the upscale hotel arena, aloft will raise the bar in the select-service category, offering urban-inspired, loft-like guest rooms, enhanced technology services, landscaped outdoor spaces for socializing day and night, and an energetic lounge scene.

Starwood Hotels & Resorts today announced the official name of its much-anticipated new select service hotel brand: aloft. "aloft will offer travelers a radical departure and a welcome, refreshing alternative to what's currently out there. We intend to deliver great style, design and functionality, all at an affordable room rate, with a high comfort quotient."

Starwood further announced that five company-owned sites are now in various stages of entitlements or development for aloft. These first aloft properties will be located in Lexington, Massachusetts, Tucson, Arizona, San Francisco Airport, Philadelphia Airport, and Cherry Creek, Colorado. The company also stated that its UFOC, or franchise offering circular, was effective as of today and that it would begin to offer aloft licenses to qualified hotel owners and operators. Starwood anticipates the first hotels to break ground in early 2006 and open in early 2007, with 500 properties worldwide expected by 2012.

Starwood has received overwhelming interest from the hotel development community since announcing the new brand at the New York University International Hospitality Industry Investment Conference held this past June. Twenty-six of the premiere development and ownership groups have executed letters of interest, each expressing their intention to develop at least ten properties. Starwood has made this select group an integral part of the development of the aloft brand.

The aloft hotels brand will revamp the staid same-old, polyester scenario with stylish accommodations for business and leisure travelers. Design visionary David Rockwell and the Rockwell Group, whose award-winning projects include the Kodak Theater, Nobu and the W Union Square, are collaborating on the brand's design.

With generous nine-foot ceilings and oversized windows, guest rooms will have a decidedly loft-like feel. In addition to the guest room centerpiece -- a signature, ultra-comfortable bed for which Starwood's brands are well known -- a well-designed workspace, an mp3 docking station and a flat panel television will further differentiate the aloft guest room. Large stylish bathrooms will feature oversized walk-in showers and amenities created by Bliss.

Starwood has created aloft to be both quiet and inviting, day and night, offering a variety of friendly venues for guests to gather. aloft's public spaces are designed to draw guests from their rooms with a number of super social offerings. With Relax; a communal space to grab a drink with friends and Fresh air; an open-air area out back, guests can socialize and gather for light meals during the day or night. aloft will also satisfy guest's needs 24-hrs-a-day with Re:Fuel; a one-stop area offering up food, snacks and drinks to grab and go. For workouts, Train fitness centers or Splash; the indoor or outdoor pool, will start or end guest's days with a quick work out. The aloft sites will also feature flexible meeting and function space and offer 100% wireless Internet access throughout the properties.

***too bad Dallas isn't in the expansion plans yet...

Gatebridge Hospitality said Tuesday that it will develop five aloft hotels by W in the Dallas-Fort Worth area.

Gatebridge, a joint venture between Dallas-based Gatehouse Capital, Champ Development and Aimbridge Hospitality, said the hotels will have loft-like guest rooms with enhanced technology services and oversized windows to maximize light.

The hotels will have a communal lobby area, backyard and an area where guests can get gourmet food.

Gatebridge Hospitality is in the process of buying land in five locations -- Plano, Las Colinas, Frisco, downtown Dallas and Fort Worth in the Texas Christian University/downtown Fort Worth arts district.

Aimbridge Hospitality, a Carrollton-based hotel real estate and management company will own the hotels and they will be franchised under a long-term contract by Whiteplains, N.Y.-based Starwood Hotels & Resorts Worldwide Inc. (NYSE: HOT), aloft's parent company.

The first aloft hotels in Dallas-Fort Worth will break ground this year and are scheduled to open in 2007.

Dallas Trio Unveils $70M Hotel Development Pipeline

DALLAS-A joint venture partnership has mapped out nearly $70 million of hotel development in North Texas to set up the market debut of Starwood Hotels & Resorts Worldwide Inc.'s newest select-service brand. The plan is to close on five tracts in the fall and break ground in the fourth quarter on a pair of aloft-flagged prototypes.


The local investment group, Gatebridge Hospitality, is comprised of Gatehouse Capital, Champ Development and Aimbridge Hospitality. To get the brand moving in Texas, the White Plains-based Starwood carved out a protected territory in Dallas/Fort Worth for the development group, with an agreement to replenish the till as sites are built out, veteran hotel developer Joe Champ tells GlobeSt.com. Talks are under way for tracts, ranging from 2.3 to 2.8 acres, in Frisco, Plano, Las Colinas, Downtown Dallas, and the Fort Worth CBD plus its arts district--all highly visible sites near lifestyle centers.


"We need to get the protected territory working first and then I'll get additional territories working after that," Champ says. The "future itinerary" includes all Texas metros and Oklahoma City. He is planning to simultaneously break ground on two hotels by year's end, but then stagger the starts for the balance of the first wave. The schedule calls for five aloft hotels to be open in 18 months to two years. He says construction financing will be finalized in 60 to 90 days.


Champ, a one-time senior vice president for Starwood, started to assemble the investment group about a year ago after hearing about the select-service concept for Starwood's W Hotel chain. The high-tech, high-style emerging brand, designed by the W Hotel's master craftsman, David Rockwell, costs $95,000 per key to bring out of the ground, excluding land costs. The prototype is a 136-room, "urban hip" hotel with loft-like rooms, oversized windows and boutique-style amenities to capitalize on demand from experience-seeking, trend-setting customers. "Our advantage over the boutiques is we can offer a boutique experience at a price point that's going to be very competitive," Champ says. "People are ready for something different in the hospitality industry."


Champ says the sweet spot to the aloft design is its flexibility for development in suburban or urban markets. His plan is to build the prototype, where possible, but admits that the price of Downtown sites might drive a smaller hotel yet true to the flag.

They are about to break ground on one of these on the Northwest Expressway in OKC. It will be about at Independence Avenue.
