Cement = 94pounds/Cubic foot x 3 =282 pounds of cement equals one cubic yard

282x1700= 479,400 pounds of cement poured for the Azure foundation.

There are not 3 cubic feet in a cubic yard, there are 27. So your number is off by a factor of 9. That would make 2538lbs/yard^3 and 4,314,600 lbs overall. Seems a little light for concrete but its probably correct to an order of magnitude.

Anyone know how many units of Azure have already been bought?

Good lord, that's a massive amount of concrete. I bet there is a lot of glass and steel that could equal those numbers in terms of weight, maybe not so in glass, but still a lot.

AZDallasite

I don't know what a yard of concrete costs in Dallas right now(probably $75) but in Phoenix right now it is $84. At $75, that one day of pouring the foundation, which is really insignificant compared to what will be poured over the entire project, would costs $127,500.

It's supposed to be the tallest building in Uptown, but I guess the W is actually taller than Azure?

The W is about 65 feet taller than Azure, but the W sits at a 60 ft. lower grade. They should appear to be the about same height.

FoUTASportscaster

Both will still appear very tall, which will be good for the skyline view from every angle but the south.

^Agreed, W is a great sight when driving in on 35. It brings the city out, closer to the freeway. Looks cool.

Does anyone have any shots from 35?

I have two pics but from the west side of Stemmons Frwy service rd. and although their not that great. I tried to get a shot from southbound Stemmons towards the skyline but the traffic was to bad.

^Shots are great! I don't know how to get a shot from 35 coming into downtown except from the car and that is hard to do.

I got a nice, shiny brochure from Azure in the mail, along with a letter. Check out the way the letter starts. This is quite funny (and also sad):

Dear Dallas Bar Member:

As a member of the Dallas Bar Association, you no doubt lead a very successful life. We know your time is extremely valuable and your expectations are high. Therefore, we would like to introduce you to the lifestyle of AZURE, Dallas' newest luxury community within walking distance to The Crescent and Stanley Korshak.
Generalize much?

Gotta admit, the brochure is well done. If I was as successful as they think I am, I'd consider a 2 bedroom condo there.

Well they are selling their special garage thing, so assuming they need more space than usual.

Boredkid

Guess I should have explained the garage thing. They dont just have an underground parking garage. Each unit has its own enclosed garage in the parking garage. So I am assuming that is going to take up extra space. And sure they are going to have storage space for each unit too. Remeber there are alot of units going in there. Mean lots of parking is needed for residents and guests.

I think they are also supposed to be able to acommodate a Hummer as well.

I never asked if an h2 could fit. But I am sure they designed it for large suvs. Who ever built the parking garage in my building forgot that not everyone drives a minicooper.

Drove by this over the weekend, looks like lots of progress is being made but also think it will take them a long time to bring this thing out of the hole. They still look to be down three levels below ground.

Had down time at work today.
Watched a red truck drive down street and back into the site.
Then got back to work.
End of story.

Nah, not really. The highlight was certainly the reminder this morning at 5.00AM that this is only a three-day week and that I also have no classes to teach during the week. ; )

Tomorrow, I think I'll stare at more trucks at this site and maybe count DART busses at the bottom of the Ritz feed. . . Yes, that's it - countin' DART busses and watchin' Cap't Kangaroo.

Is there a reason why they are taking so long? Figured there would be upward progress by now.

Tnekster
25 November 2005, 04:06 PM
There is upward progress, just not very much. Once they get the lowest floor and foundation in place it will probably move much faster.

Why would they keep construction slow? I would think that seeing the tower come out of the ground would be good for sales not bad. I also thought they sold 60% before they even broke ground, is that not true?

AZDallasite
26 November 2005, 12:42 PM
The longer it takes to build, the more interim interest they will have to pay. I'm sure they want to complete this building as fast as possible. Another reason is what if the market dies. They don't want their current pending contracts falling through.

I still think the prices are a bit steep on this one.

rantanamo

Azure is a suburban type tower?

Yes. Most of what is going on outside of Victory and Cityplace West could be considered suburban, inlcuding the Ritz and the Ashton, though the Ashton disguises it much better than others.

AZDallasite
26 November 2005, 01:59 PM
What defines a suburban type tower? Isn't that an oximoron? Suburban means lower density exactly the opposite of what a tower is. Just because you may see high-rises along the tollroad, etc doesn't make them "suburban type". Are you referring to architectural style? If so, styles are not limited to geographic areas.

FoUTASportscaster
26 November 2005, 02:16 PM
Yeah, I agree. I get tired of hearing the elitist, snobbish, oh that's a suburban type tower. A tower is a tower, let go of the architectual style.

How is the Victory development non-suburban and Ritz and Azure suburban? And how does a tower disquise it's suburban nature?

AZDallasite
26 November 2005, 08:36 PM
The only difference I can see is that Victory includes retail and entertainment whereas Azure and Ritz don't. This argument is stupid though. THERE IS NO SUCH THING AS A SUBURBAN STYLE TOWER!
