DFWCRE8TIVE has been digging up old photos and after piggybacking on one of the referenced links, I found this rendering of JP Morgan Chase Tower. Is it just me, or do those two connected buildings facing Ross Ave completely change the streetscape of that section of the block? I would have rather seen those buildings at the base then the constantly empty dome and plaza. Also, look how wide the sidewalk is on Ross Ave.

yes, that would have made for great restaurant or retail space in the Arts District. As it is now, the pavilion is architecturally interesting but not a very practical space.

Anyone have pictures? I'd love to see what the lighting changes on the crown look like.

I think it might be... I noticed the lights on top of the W have changed to red in the past week too... Or maybe it is for V-Day, who knows! I wonder if Hunt Tower will go to red?

From the other side, which shows off the red better. This is just how the lights look when they're turned down...
I've seen them like this once before. The opposite side is much brighter. Closer to the normal burnt orange.

With the new mid-level signage ordinance passed I could see a lot buildings with randomly placed signs.

The off-centered location of the rotunda, the multilevel domed building along Ross Avenue has always been for special events or weddings, only not many are held there today.
The architect Richard Keating decided that this would be better for the plaza as opposed to the original larger amphitheater building which would have been directly in front of the church across the street. So, in respect to the church (Cathedral Santuario de Guadalupe) which is a relatively small and delicate building and it shouldn't be overpowered; is what he said. This is also why the skyscraper is set as far back from the church as possible.

In the late 80's when it was built there used to be wonderful jazz concerts in the summer which were well attended.

Some of the tenants will start putting mid-level signage up on the building. I know of one for sure that will soon be going up near the base.

So, the city allows signage that can be read by people speeding by on the highway, but still restricts signage that can be read by someone walking down the street?

It did until recently. The changes allow for additional signs to be closer to the bottom of the building instead of at the top. The idea reminds me of some of the sign codes in Europe.

Do you really see that kind of signage as an improvement. While I am always leery of restricting property owners beyond safety and general zoning rules, that picture still shows a high tech eyesore.

Yeah I don't think too many people see that as an improvement I think its always just an argument as you pointed out over how much should we force property owners to follow some public will of taste enforced by the local government or should we let a property owner discover how much is too much based on tenants and general public commentary. While many times I am a free market guy supporting less regulation and I happen to like ad crazy spots like Time Square for the pop art I don't think that should be something allowed every where like all over the Dallas skyline. If you wanna allow light-up signage facing an internal street I think its a whole lot better than allowing skylines that can be seen for miles around with multiple logos glowing in the night sky.

No, I don't think it's an improvement. I just wanted to post that photo as an example of some signage-gone-crazy where every company wants to have an equal presence.

Look at it this way Shops at Park Lane is adding signage towers at the corners of their parking garage so they can allow more of their retailers to put up signs facing the freeway. They already have a number of the big retailers signs facing Central. It seems like in the old days all you needed sometimes was the big stores to put up signs and you wouldn't worry about it cause the traffic would find you while trying to get to the big stores. I guess we are going back to that point where unless each retailer has a sign or each company has their logo on the building they have an office in no one will know they exist.

Park Lane problem has more to do with the fact that the development sits across one of the most successful shopping venues in the country, yet the decision was made to hide them all behind a big stone parking garage.
My question with signage on Chase Tower is who's going to be advertising what? This is an office building, not a retail destination? If I'm in need of a law firm or an accounting firm, I'm not going to be walking by, see their name on the wall, and stop in like it's a clothing store or a fast food joint. To cover the building with the names of the companies located in a skyscraper seems silly.

Corporations sell services just like Retailers do. Corporations put their name on buildings for similar reasons banks want your mind share just as much as Old Navy does. I think it is very much the same. I mean many of these offices are businesses people walk into just as much as a retailer at NorthPark or Park Lane.
You answered your own question when you need services like a law firm, a bank, a accounting firm you are gonna create a list in your head of businesses that do what you need. By putting your logo on the side of a land mark tower in the city you live you are allowing people to see that your are here and open for business. You are in a sense taking up mind share in potential customers and their friends.
One thing that is important in marketing is you dont depend on one form of it to grab a customer. You buy TV ads, you buy banner ads online, you publish news and press articles about you entering the market or offering a new service to customers. You make charitable donations to city organizations like Arts groups, you buy naming rights, sponsor events. One potential customer will see a number of those and then will give mind share to you brand or company services and when they need that service they will remember you.
I want to be clear though I'm not in love with ads all over downtown buildings but I believe the theory behind what we might be seeing in Dallas is similar to what I explained above.

Back to the Chase Tower building...... I tried to check out the view from the skylobby last week and was stopped by a security guard. Skylobby now closed to all but building tenants ( per building management ).

Downtown's Chase Tower gets a blue redo
Downtown Dallas' skyline lightshow is about to get a bright blue addition.
Starting Wednesday night the 55-story Chase Tower on the central business district's northeast side will be permanently illuminated with blue lights.
Both the north and south sides of the skyscraper will be accented in Chase Bank's signature blue lighting. And the "keyhole" at the top of the office tower will also get
blue lights.
A lighted blue Chase logo will be added to the crown of the building.
"This is another way to plant the Chase flag in Dallas, where our bank is a major employer and leading community supporter,” Elaine Agather, chairman of Chase in
Dallas, said in a statement. “Chase has more than 13,500 employees in North Texas, and we’re contributing $4 million to two landmark projects in downtown Dallas -
Woodall Rogers Park and construction of the Perot Museum of Nature and Science.”
The skyscraper's owner, Houston-based Hines, is hoping the tower spotlighting will be well received.
And the nighttime marketing effect is energy efficient to boot, said Hines senior vice president George Lancaster.
"It’s not neon or anything with gas," Lancaster said. "It's a newer technology that doesn’t use nearly as much energy."
The blue LED lighting has already undergone some discreet tests.
"Tonight there will be some testing starting at 8 p.m.," said Chase spokesman Greg Hassell. "Tomorrow night will be the first full night of illumination."
Built in 1987, the Chase Tower at 2200 Ross previously had some floodlights on the opening through the top of the building.
Originally the building had a series of flashing lights along the curved roof of the tower. But that feature was discontinued more than a decade ago.
Chase Tower will join the green-lit Bank of America Plaza, Reunion Tower and Renaissance Tower with the largest night light shows.
New buildings on the skyline are also adding light accents – including the new Omni Dallas convention hotel, which has bands of LED lights along all sides of the
building.
"It's like the electric skyline in Dallas," Lancaster said.
Hines REIT has owned the 1.3 million-square-foot Chase Tower since 2007.

It will be interesting to see how well this works out, they have tried illuminating the top of the building that is lit now with yellow/white light with different colors and the dark material just doesn't reflect any other colors very well.

I think the blue will work just fine but I am curious how the Chase logo they are adding on top will turn out. It appears as though its planned to be installed off center with just the Chase bank blue thingy no CHASE text or anything. I know the building wasn't exactly designed that well for a big name to be plastered across the top so that's what might make the whole thing turn out badly.

I seriously hope they make good on it being much improved tomorrow because tonight it looks tacky and way worse than the previously tastefully, if boring lighting scheme.

Wow, I was going to take a better photo once it turned dark but the terrible HDR iPhone photo that I posted looks way better than it does now. I seriously hope they make good on it being much improved tomorrow because tonight it looks tacky and way worse than the previously tastefully, if boring lighting scheme.
They are just testing tonight...we're not getting the full display until tomorrow.
That said...I hope you're right.

I'm just pulling this out of thin air but I was under the impression that the sky lobby being open to the public wasn't just some nice gesture to the city but a condition for a variance when the tower was constructed.

I imagine if that was the case that the agreement allows the management to close the observation deck if they deem it was necessary for a number of reasons like security concerns. Not to mention I don't think they city would care to enforce such a rule at this point. It would take a lot of press coverage to stir up that kind of a bee hive of uproar activity towards its closure. Besides I believe they have closed it in the past and reopened it later based on other excuses given at the time like safety. Look at it this way when 1401 Elm finally reopens its observation level again we will have one more place to see the city as its reaches out across North Texas.

Ahh, I missed it, thanks.
I know they closed it for a long time after 9/11 then reopened it. I thought for sure they would re-close it sooner or later.
