Happened to drive by this site today, the Mary Shiels Hospital is being demolished. Anyone have any updates? A quick forum search indicates that this was previously the site for the defunct Marquis Towers project...

Last rumor I heard was they were going to build a new orthopedic surgery center on the site which seems like a bit of a waste for such a prime piece of real estate, but I honestly don't remember where I heard that from. If CWS still owns it I'm guessing that all the leases were up and they want to get rid of the improvement tax burden because they really were not happy about being in the medical leasing business when their Marquis Towers project fell through and really, the structures on the property really had no value.

After losing the battle for an urban Kroger on the other side of Central, let's hope whatever replaces this will not include a giant parking lot. It could have an entrance just a few feet from the entrance to Cityplace Station.

This one I had no idea about I had no Idea is was vacant or being torn down. My mother worked here for a number of years. I had alway wondered if this was gonna go. I may have a pick or two of this one. I never really stopped and took photo all the way around the building. I hope I can get pix before this one is completely gone.

I heard 7-8 years ago that that hospital was where most doctors would prefer to go if some kind of very expensive special equipment was not required. I figured it was becaiuse of the relatively small size and smaller probability of being caught up in the machine that is now mass-produced medicine.

I've always been curious about this structure, but never bothered to look closely enough to figure out what it was used for. Anyone know?

^I used to get my hair cut in a salon in the top right of that photo. That was a very underrated building with a few small spaces for businesses of that sort.

yes, good riddance! I used to drive by it going to work every day! I was wondering when they were going to get rid of that eye sore, especially the torn up side street next to it and the ugly vehicle gate/barriers

The construction under way at the Lemmon Avenue entrance to Dallas' Uptown district isn't another residential tower or office high-rise.
The 1-acre development at Lemmon and North Central Expressway is a surgical hospital that will open in early 2011.
The three-story building will house Mary Shiels Hospital, which is currently next door.
BremnerDuke Healthcare Real Estate is building the 60,000-square-foot medical project and will lease it to the medical group.
"We are going to give them a replacement hospital on this new site," said John Huff, BremnerDuke's vice president of leasing.
The building will be about three times the size of the facility it replaces, Huff said, and will cost about $20 million.
Architects Page Southerland Page designed the masonry-and-glass building, which will have parking underneath.
Founded in 1947, Mary Shiels Hospital does a broad range of inpatient and outpatient surgeries. It is an affiliate of United Surgical Partners International.
BremnerDuke bought the site for the project from Austin developer CWS, which had acquired it in 2006 from Mary Shiels Hospital for a high-rise residential development. CWS still owns an adjoining site now occupied by medical buildings.

I can't believe that this area can't support higher density high rises. Why can't Uptown seem to go UP!!!

It probably could but this is a developer that deals strictly with health care facilities. If someone who was looking for a office/residential project, I'd bet they could pull it off on this site just as easily.

It's all about the land value and people able to pay the available rents. The way to go up is make land more expensive, so that it becomes cost effective to go skyward. Now you have to factor in your competition will people pay your rent or live elsewhere and commute. It will just take time to push upwards- but this is a start, new structure like this can means less available land and the possibility that more land around it will push bldngs higher.

In a down economy like this, I'm happy with small victories--- having a high quality project built up to the property line with NO SURFACE PARKING LOT IN FRONT makes me very happy.

In the article it mentions that that CWS that purchased this land in 2006 was planning to build a high rise there, they also own the building where the current hospital is in.
The company building the new hospital purchased just the adjacent land from CWS and will lease it out to the hospital that is still in the CWS building.
Which means that the old building will be vaccant in 2011.
May be CWS is pushing the high rise plans a couple of years away and will build it on the old building site instead, Ithey will be tenant-less anyway in a year.
Seams like a smart way to wait through the downturn and still make some money.

Actually as far as hospitals go and always having to look at future growth. I could see the old building/land being purchased by the developer for future expansion or growth of the Hospital. Like Churches, Hospitals tend to seek adjacent land as quickly as possible when it comes available for future growth.
I believe the original plan with CWS was to build the highrise while the hospital / clinics looked to move somewhere closer to Baylor or Parkland. Later when CWS fell through, Steve Brown reported that a 10 story Medical office complex was going to take the place of all those clincs including the Mary Shields Buildings. Now they are moving ahead with this new project.

Drove by this the other day. It looks really nice and modern, i'm impressed. It could have used a couple extra stories, but i'm happy with it none the less.
