Developer Joe Frank, who made a name for himself building new bungalows in the Fairmount neighborhood, has stepped up to a very cool mixed-use development in the Near Southside's South Main Village neighborhood, which is starting to attract some strong activity. Called Rocco Francis Plaza (after Joe's grandfather), the development will go on a half-block bounded by South Main, E. Peter Smith, and Bryan Avenue. This is just down the street from Eddie Vanston's two recent redevelopments, the Sawyer Building mixed-use and Miller Lofts.
The development will feature three different components. On South Main, a two-story mixed-use structure will be built. This building will feature ground-floor retail spaces and four loft apartments on the second floor. Joe has two retail tenants in discussions - Gallery Art Cafe wants to relocate to this building, and a farmer's market is also in talks.
On South Main and wrapping around onto Peter Smith will be five live/work units of three stories each. These will feature ground-floor spaces that can become retail/office space with attached upstairs living units. These live/work units will sell for $235,000.
In the center of the block, separated from the mixed-use building by a courtyard, will be five three-story townhomes of around 1,500 square feet. These will be conventional townhomes without the live/work component. They will be priced at $175,000.
The development's architect is Robert W. Kelly, who is located just down the street in the ground floor of the Sawyer Building.
