P.F. Chang's China Bistro Inc. of Scottsdale, Ariz., has signed a lease with Sundance Square Management Co. to open one of its namesake restaurants in downtown Fort Worth.
The restaurant will occupy 7,332 square feet in the northeast corner of the Bank One building, at Third and Throckmorton streets. Construction will begin in the spring, and the restaurant is expected to open in the fourth quarter of this year.
Bill Booker, director of leasing for Sundance Square, represented the landlord in the transaction, and Brett Anz, a broker with the Anz Co. of Dallas, represented the tenant.
The Bank One building re-opened in March 2002, two years after a tornado ripped through downtown Fort Worth and damaged several high-rises. In October 2003, the building was renamed "The Tower," and officials announced plans to convert it into a high-rise residential building with 60,000 square feet of retail and office space. The $65 million conversion project was scheduled to begin this month and be completed by early 2005.
Two restaurants already have moved into the first level of the 37-story building. Zolon opened in June, followed by Zoë Italian in October.
The opening of P.F. Chang's will bring the retail occupancy level to 99 percent for the Sundance Square district of downtown, according to Sundance Square Management. Office occupancy stands at 99 percent, while residential occupancy is 100 percent, the company said.
Sundance Square Management oversees leasing and management for the 20 blocks of downtown Fort Worth known as the Sundance Square entertainment district.
P.F. Chang's, which features nouveau Asian cuisine, was founded in 1993. Locally, the company operates two restaurants in Dallas and one in Grapevine. Its Sundance Square location will be its first in Fort Worth.
