: ) Yeah, I noticed the matches and thought that was a little odd. I guess we can use them to burn all the pine saplings being handed out.

I really like the Gulf States sign, and the redevelopment looks really good so far. Hope the new building meets expectations, too.

They also handed out packets of flower seeds. (That's what I got.)
Perhaps they ran out and settled on matches instead.

I got the seeds too..... They laughed about it too....somebody wasn't thinking.

Okay, those are ugly windows. But they had one of the ugliest buildings ever built to work with. I applaud them for doing something with it. Perhaps the finished product will be more pleasing to the eye. (At least the tenant can open the windows.)

I think the original sign on that corner of the building said "Gulf States". I don't remember too much about it, except that it had metal channel letters with exposed neon tubes inside them.

Looks great.

This building was the perfect candidate for residential conversion. The finish out on the building just proves it.

From this afternoon...they're moving along on the new tower. I'm just really hoping that they have a inviting facade and streetscape fronting Elm St.

http://www.thirdraillofts.com is owned by Spectrum Properties.
No active index page at this time. No idea if this will be the permanent and/or active address for the new-construction component. . .

No idea how long ago the website went active and couldn't find if anyone already noticed it was active in a quick search - anyway, for what it's worth, it's up. Although, there isn't much to the site. . .

You can see another small visual of 1414 Elm as well as a small sketch of the outdoor terrace atop the roof of the 9th floor part of Third Rail.

Great pics!

Was just thinking though that both properties (Davis bldg and 1407 Main) will need to put in some really good lighting for that alley. People would do weird stuff and pee all the time back there when Euphoria was open and it was just a parking lot...couldn't imagine what'd happen now that it's walled in.

thanks man.. and funny you should say that.. a guy stopped and took a leak 50 yards in front of me after I took that 2nd shot...

Justin Terveen
12 May 2006, 11:28 PM
they could do something really cool with that alley.. a few greens here - a few benches there... string some overhead lights similar to the ones on main st.. something like that anyway...

Justin Terveen
12 May 2006, 11:31 PM
though I doubt it'll happen... between dumpster access and Davis' loading dock I doubt there is enough space...

maybe on one end...

I saw the sign lit up for the first time a few weeks back.. Unfortunately, it looks pretty cheap… and dim.. It is being lit with LED's instead of neon, which are not even lined up straight.. It just looks thrown together... I have a pic somewhere..

From what the website says, the finish out of the units appears to be much nicer than I had imagined.

Maybe I'm dreaming something, but did I hear somewhere that there was a CVS rumored to be in the ground floor of the old Mayfair building? Does anyone know what, if anything, is planned for that space?

FoUTASportscaster

If anyone gets a chance, they should go by the building. There is a model that is viewable on the sidewalk. Looks great. Also, it appears the sheetrock is done as well as the tapejob. Some of the lower units appear to have been textured too, while there are others that aren't. Won't be too long before the Gulf States is open. The old Mayfair building still has a ways to go, as does the new building.

I'm assuming these will all be rental properties?

FoUTASportscaster
13 July 2006, 09:31 PM
Not sure. Initial reports indicated the Gulf States building would be condos, while the old Mayfair Department store and new building would be apartments. But, as of late I saw something that suggested they would be apartments, but didn't explicitly say.

Something needs to go in where the old Granada Market used to be. With all of the new residents in that area, something could thrive there.

It is happening as we speak... Lights are back on and things are starting to move around inside the old market..
Not sure what's going in, but I'll find out..

The base of the Mayfair from Akard. Notice how there is masonary underneath. Wonder this was a modernization building.

They added the balconies to the Elm St building facing Akard on Saturday...large one piece metal pieces. Pretty interesting concept, don't know yet what I think about the patterns though.
