There is A LOT of work happening here right now. Just the other day they removed the round signs on the corners of the "davis lot" and then put the caution tape all around the perimeter. It looks like they'll be breaking ground soon on the new tower. The brick work is complete on the side of the building facing the "davis lot". Also, on the Akard side of the building (didn't get a pic unfortunately) they have cleaned a section of the brick and it is a nice yellow color. Does anyone know if they are going to be cleaning the entire building? Also all of the windows except for the 2nd and 3rd floors are out on the Main and Akard sides of the building.

A Main Street construction project starting Tuesday will bring needed parking downtown plus additional retail and apartments. Spectrum Properties is developing its 17-story building in the 1400 block of main near Akard Street. The new project will tie into the historic Gulf States Insurance Building, which is already being converted to residential. Filling a parking lot between the Gulf States and Davis buildings, the new building will contain 20,000 square feet of retail space, six floors of parking and 84 apartments on top of that.
"The entire project will be completed by the summer of 2006," said Edward Okpa, who's overseeing the development with Spectrum Properties. Spectrum Properties started renovation of the Gulf States Insurance Building late last year. Built in 1928, the vacant office building will house 68 loft apartments. A smaller former department store behind it at Elm and Akard will also be redeveloped into 14 apartments.
Spectrum Properties is receiving an $8.5 million interest free loan from the City of Dallas and Dallas County to build the parking garage. Plans for the project have been in the works for almost three years. "It doesn't mimic the old construction but is very contemporary," said Alice Murray, Central Dallas Association president. "It's a nice bridge between the Davis and Gulf States buildings."

While I'm glad they are filling this vacant lot, I'm still sad that the buildings that used to be there got nuked. It was the original First National Bank Building and later the Metropolitan Savings Building. It was almost a twin of the Praetorian Building's old classic architecture. They knocked it down in the 80s for a skyscraper that never got built. Behind it on Elm they also tore down the wonderful Kress Building which had a beautiful multi-color deco terracotta facade. All in the name of "progress" which died with the 80s bust.

Is this parking structure and residential addition going to look like the original rendering that we all saw so long ago or has it changed?
I feel bad for the people renting on the east side of The Davis Building. That construction noise will be no fun.

I live on the 14th floor of the davis facing North and their construction is extremely loud in my place. I hope those guys get a reduction in their rent. I am sure no one told them that that construction was going to take place when people signed their leases. The east side Daive building apartments will only be about twenty feet away from the west side facing new apartments. Hope they also offer blackout curtains to those lucky residents.

Here's some pics. The first one is from the roof of the Davis taken this afternoon. You can see that they set-up a tent. I'm guessing that they had a press event inside. Also on the outside of the tent is a rendering of a different perspective than what was seen before. It looks to be the same design, and so I'll include both renderings as well.

It looks great. Thanks for the new photo/rendering. I still feel sorry for all those Davis people. I'm glad I'm on the opposite side of the building. I get to watch the 'quiet' construction of Cascade instead.

It was purely ceremonial. They might not actually break ground for a couple of months, although I hope it will be soon.

Semi-permanent construction fencing has gone up around the property as of this week on both the Elm and Main St. sides. Some construction people are parking there, but the days of the public parking lot seem to be over. yeah! I'm ready to see the asphalt broken up asap....

Please take pictures regularly. It would be great to have weekly photos from the same location that can then be stitched into a time-lapse construction movie (I could do it, as I am sure others here could as well).

Well they are under way! Here's a pic from today. A friend of mine in the Davis has set up a video camera in his window to film everything time lapse, so that'll be good to check out later.

Seems to be changing from year to year when they post Retrospec, the number of firms and the length. I believe its up for only a week or two weekends.
