Check this out boys! The signs were being put in place this AM. Coming Soon Reserve Tower 16 stories from 200K
located @ Fairmoount and Woodall Rogers (next door to Fed. Reserve and apparently on the site of Sammy's Barbecue.

AWESOME news! Will these be the closest, then to the arts district, once they are completed? Or will McKinney Avenue Lofts be closer?

Either way, great news. I hope they get started soon! I'd love to see 4 or 5 cranes shooting up on the Dallas skyline at one time...

Is there a rendering on the signs? If so, could someone maybe get a picture and post it on here?

These will be the closest condos to the Arts District. They are directly across the freeway from Booker T. Washington.

The price tag seems pretty low for the area, but then again they're right on the freeway. I live a block east from here, and my only beef is that the freeway noise is terrible. You can't really sit on the balcony in peace and quiet. However, the view rocks. Also, the project appears to be located one parcel south of Sammy's...even though I've never eaten there despite being two minutes away, I'd hate to see a good bbq joint go away :)

Thanks! That rendering makes me even happier about this development. That lot has been in desperate need of something, and this looks to be a perfect fit. It will be interesting to see how it does, with the freeway noise as you mentioned.

That is great news. I noticed the sign early this evening and had to do a double take. I wonder when they will break ground.

Wow, this came outta nowhere it seems. Great! Maybe this coming online during such a good-sized condo/res. boom in the Uptown area is just fine considering that price/location.

There is also a pretty good size undeveloped lot (zoned commercial I think) directly to the west of the site at the corner of Woodall Rodgers and Maple-Routh.

Place your bets now: Soon “Uptown” is a term that’s going to be punned to death in the media.

Boy, it would be great to get to the top of Cityplace Tower right when all the cranes are up for a full view of Dallas’ sprouting skyline.

I'm disappointed with the tower's base. It looks as though it were designed for a Turtle Creek site. Wouldn't it be more appropriate to have a low-rise full-block base at this location. On a side note, while visiting the site in person I had an idea for the space beneath Woodall. It would be cool if somehow Booker T. was able to enclose and spruce up the space to be a gallery. Yes, no (on both points)?

the gallery would be a cool Idea, but how do you deal with the highway noise? Its quite loud there.

Place big seashells on all the highway pillars with signs saying you are listening to the ocean. ;)

Using that 'space' for art isn't all that bad an idea really.

are you propsing the bridge as the structure or creating a stand alone structure underneath it. I immediately assumed enclosing it all with glass, but a standalone structure might be more feasable.

I personally can't wait for the deck to be built over Woodall Rogers. After all, it was designed for that to happen. Then again, while I'm having unrealistic dreams, I'd like all of the highways surrounding Downtown to be buried.

jsoto, I couldn't agree more with your first point. I like the building but I don't believe it blends in well with the urban fabric that is there or that will potentially be there. Your other idea is great too.

Regarding the gallery:

I don't think the highway noise would necessarily be a problem. If so, there are ways to deal with it. Also, I imagined this being done on the cheap, so it wouldn't necessarily have to be enclosed by a (sub)structure beneath the highway, although that would be very cool. If money is no object, this could be done really well. And if the property just across the frontage road (to the east of the Reserve Tower) is developed properly, this could prove to be a really nice connection between the Arts District and Uptown.

Well, interesting thread. Sammy's (the owners of the other half of the block, and a historic linchpin in this otherwise empty-tower neighborhood that was supposed to be older historic properties, now being "re-zoned") ain't movin', folks. The "developer" (there's one born every minute, as this website will bear out) is just the other half-block owner, interestingly the grandson of t'other bbq king, Roscoe White. While the skyline impression is exciting, there just aren't enough tenants to fund all this and you can expect a tenement zone from all this sugar-shack on-the-cheap building just 'cause someone got a loan from a Chinaman.

That whole block sits on the very large Austin Chalk fracture once known as Dallas Branch and fills up with a lot of water. The Feds put a vault under the street and they're not about to let someone build a basement next to it, even if it could pump out all the water. I'm amused in waiting for the current parking garages to subside "suddenly" in that neighborhood.

It's a sign and some drawings, folks, that's all. Look for a commercial conversion real soon. Meanwhile, continue enjoying the pork tenderloin at Sammy's.

I was told a few months ago that it was just a land deal and the sign was to show what could be done. Haven't heard anything about it being actively marketed. Lots of competition what with the W and Ritz condo deals and the Ashton and Mondrian high-rise rentals.

According to my sources at Homeland Security, the site was considered too important in having a direct impact on the security of the Federal Reserve Bank. A deal was quickly struck with the land owner and it was purchased to be as a permanent land buffer for security to the Federal Reserve.

I completely understand and applaud this decision, however,
I would think that they could have put a beautiful little park here for all to enjoy instead of a patch of grass surrounded by tank stopping bollards.

After all, nothing will EVER be built there. Just my opinion. Maybe a water feature, too.

Any park build on that lot should come with some sort of noise barrier or privacy wall. If not I predict it will be seldom used.
