Best neighborhood values in Dallas

What are the best neighborhoods in Dallas proper with the lowest housing prices - i.e., where can I get the best bang for my buck?

my family has invested in numerous properties immediately south of the trinity river - even near kessler park area... in three years, most of the properties have almost doubled in value! if you're in it for the investment (rental or quick turnover), this area has been on fire for awhile (5 yrs ago, you could buy a shack for $40K, then fix it up - minimal cost - and sell a few months later for almost $75K). it's becoming increasingly difficult to find properties like that anymore - realtors are now the ones snatching up what's left of these "goldmines." otherwise, a home near the bishop arts area (i think that's where my cousins' bought their first home) was a great deal. and the vaule is esculating much faster than they imagined (they've been talking about selling and moving into a much nicer house - based upon what they've "made" from this one).
