Fort Worth-based Carter & Burgess, Inc. is master planning a 65-acre tract to become Denton Town Center, in the city of Denton, north of Fort Worth. The project is a joint venture of Shelton Enterprises of Denton and the Woodmont Company of Fort Worth.

A mix of uses is envisioned including retail, entertainment, office, residential and civic. The project is planned around a “Main Street” concept leading to an existing 30-acre lake. Included in the lake area will be a park and a trail system that will connect the development with surrounding residential developments.

The Main Street/mixed-use concept is the newest trend in retail development, as cities across the United States are seeking a traditional “Town Center” district for their communities. The Denton Town Center lake will provide ample opportunities for recreation and restaurant uses to complement the retail and office uses along the Main Street. Woodmont, which specializes in retail development, also plans "large box"-type development along the I-35 frontage road.

Shelton Enterprises has been a longtime residential subdivision client of Carter & Burgess. Project Director Greg Moe introduced the Woodmont Company to Shelton for the commercial side of the development. Moe is manager of the Retail Centers Group for Carter & Burgess in Fort Worth. Mark Donaldson, of the Carter & Burgess Planning Group in Dallas, is master planning a multifamily residential component on the opposite side of the lake from the Town Center.

Fort Worth-based engineering and architectural consultant Carter & Burgess Inc. said Tuesday it is developing masterplans for Denton Town Center, a mixed-use development of retail, office, entertainment and civic facilities built around a "Main Street" concept.

Development of town centers, which generally include city administration and court facilities as well as retail and office space built to mirror traditional downtown settings, have been used in Southlake, Keller and other towns in the path of growth across North Texas.

Carter & Burgess said this development, which will be a joint venture between Shelton Enterprises of Denton and the Woodmont Co. of Fort Worth, features access to an existing 30-acre lake and will include a park and trail system linked to the residential area of the project. Woodmont also is planning "large box" type development along the frontage road along nearby Interstate 35 in Denton.

The engineering firm did not disclose the cost of the project or its timetable. Plans for the project have not yet been submitted for review by Denton city officials.

DENTON — The press release from Carter & Burgess Inc. this week surprised a few folks who'd missed the story of Denton's newest major development in the Sunday edition of The Denton Record-Chronicle.

Bob Shelton Enterprises, along with Fort Worth-based The Woodmont Co. and master planners Carter & Burgess of Fort Worth, plan to use Unicorn Lake about five miles southeast of downtown as a centerpiece for a 65-acre mixed-use development to be called Denton Town Center.

The name has rattled a few at City Hall, as Denton already has a highly successful downtown, which serves as its town center.

The idea for a large retail, office, civic and residential mix is the brainchild of the city of Denton, which hired Fort Worth-based The Buxton Co. last year to survey Denton's demographics for a good spot. Buxton chose the Unicorn Lake area, on the west side of Interstate 35E near State School Road, for its high-end mix of potential users, says Linda Ratliff, Denton's director of economic development.

But the city wasn't in on the naming of the development. Denton Town Center will be far from the town's center and its 150-year-old town square, wrapped around a quintessential county courthouse.

Kevin White, an investment partner for Woodmont, said he and Bob and Brad Shelton have no plans to raid downtown's inventory of public buildings.

"I know the integrity of downtown Denton itself," White said. "What we see here is probably more the ancillary civic opportunities from universities or others."

Seems like everyone is trying to get that urban feel going. Good news for Denton.

Sorry I have to disagree I think this is bad news. Denton is a great little town, with a beautiful and successful downtown, why build a new imitation Disney style downtown far away from the real thing that already exist?? I wish instead of building a new downtown they would just try and contribute more to the current downtown and make it better than it already is. I think I know why they don't... money... they make no money doing that, heck by building their own new downtown they get all the profits for themselves, and don't really do anything for the city of Denton and its people as far as community building.
